You would also need no less than 20% down if you had stellar numbers. |

You're probably in trouble right now. Mortgage lending has frozen up. You are young so you probably don't have much of a credit history which isn't good and most lenders are requiring 20% down. I would look into FHA loans for first time buyers. |

I don't know of any state where the law even permits a person under 18 to even make a legal contract. Even if there was - this is a bad time to get a loan if you don't have established credit. |

If you are only 18 you have no business buying a house. You need to establish yourself in a career, compile a good amount of savings, and build some credit (not to mention growing up) before you even think about buying a house |

Legally, you can't enter any contract until you are 18. You are no different than anyone, go to a lender and get prequalified for a loan and see how much you can borrow. If you are not qualified the lender will guide you on what you need to do to get qualified. Dpn't forget, you might be able to buy a house where the owner will carry you ( essentially becomes the lender) and you don't need to get a "normal" mortgage. Good Luck! |

Your desire to purchase a home instead of renting shows wisdom in considering your future. There are many creative ways to accomplish this goal, so take your time and research as many as possible.
The housing market right now is considered "soft" meaning it is possible to take advantage of some very good opportunities in your area. It is not unheard of to purchase a home near a college or university and lease rooms to other students to help defray the cost of ownership, IE. have THEM pay your mortgage. Do not be put off by all the naysayers.. just do your homework. There are many good books and web sites that can provide help full advice on this, just be wary of people who are only marketing "get rich quick schemes". |

i think it is possible. i think you are smart. i think you can do it.
in houston texas 5000 will get you into a 80,000 - 100,000 used house. you will need a 50,000 a year income for basic needs, low level living.
Now, how to accomplish this? you will need to rent out rooms to reliable friends to make the mortgage. you will also need 250 a month banked (in addition to the payment) for maintenance and upkeep.
things break and fall off on houses on a daily basis.
i would look into all these foreclosures. this is a terrific time to buy a house. make sure you get a 15 or 30 year FIXED rate mortgage with no prepayment penalty. |
