Call the bank first and renegotiate your loan... otherwise you are SOL.... |

Call the bank. Call the bank. Call the bank. Believe me - they do not want to repossess your home right now. Call and negotiate. Some money is better than none. Country wide just auctioned 200 foreclosed properties and took and average of 65 cents on the dollar . . . |

Call the United Way office in your area and ask for a number to a credit counseling agency. They can help you work out a budget, get back on your feet financially, and work with creditors to save your home. Beware of any agencies that ask for money to give you credit counseling. I would only go through United Way to make sure to get a genuine agency that will help you. Cost may be free or sliding scale. |

if you started out with one of those "nothing down" mortgages because you just ran out of money...then your best bet is to put your stuff into storage and move to a small apartment to weather this thing out. I don't know what's in your area but there are things like Wesland and Lennox and one other mortgage company advertised on the radio that is helping people out the best they can. If you can't find a renter to help you with the mortgage payment or taxes or insurance, then you're stuck so start packing. If you've had a tough year then perhaps you can move in with family till this blows over. It's difficult to sell a home now for the next 18 months or so, so maybe you can go to a realtor and see if you can rent the house out, they will check the peoples credit for you and do the paperwork. |

You definitely need to contact your lender. You also need to figure out what you can pay to stay in the house. It maybe you just can not afford your house. If you can not afford it, you will want to ask your lender about doing a short sale. |

you might just have to bite the bullet and face the fact that you are going to be homeless == downsize today -- quit charging -- comupter and cell phone and their services go bye -- at the same time does cable tv -- these things you will not have if you are homeless so you might as well get used to it - steak is out peanut butter is the new source of protein --- temp in the house is 79 in summer and 68 in winter - now you should have an ideal of what and whom you can pay - contact them and tell them what you have done and keep your word!!! |

DO you have a sub-prime loan?
If so, there may be government agencies that will help. Call your local housing department.
Yes, call the Mortgage company. They may HAVE to refinance you (in this mortgage melt down) if they sold you a bad loan in the first place...just to keep their tail out of the fire. |

Well, this is the wrong time for this to happen because subprime mortgages are on the out. Without knowing your situation I really cant help you. Why is your credit horrible? Credit cards? Your going to have to start taking responsibility for your actions and unfortunetly, losing your home is going to be part of it. |
