Simply tell you sister that you and your husband are not comfortable using your emergency fund for this purpose. Be honest and tell your sister and your mother that you are not interested in your sister's house.
Your family isn't being fair to you by pressuring you into this convoluted deal. Suggest that your mother buy the house or that sister get an equity loan on the house. |

Never lend money to family or friends because you'll never get it back. I was a bill collector 35 years and I could probably write a book about people who lost money, including myself with our 33 yr old son. Let them get their own financing and pay interest. |

When you lend money to someone, assume you'll never see it again. If you're uncomfortable with that, don't lend.
Difficult because she is overseas, but I'd offer to co-sign on a loan. That is all I would offer. You are willing to help, and she can accept your help, or not. If she doesn't-- it's not your problem.

Please don't feel like you'd be a "bad apple" because your not comfortable loaning money to family. It's your money and your choice so whatever you decide your family (sister) should understand and be fine with. Sounds like your sister is just trying to dump her house on you and I wouldn't complicate a relatively small loan like this with a house. Certainly have her sign a contract for the loan if you give it to her but don't include any language of a house. If she was serious about paying back a loan she would just get it from a bank and use her own house as collateral...hmmm. Also I don't believe in giving someone that much money with out charging them interest. These kind of things can really become ugly if they don't work out and nobody wants to hound or sue a family for money that wasn't paid off. ......I wouldn't do it. |
