SHOULD I SPEND NOW OR WAIT?
I am about two years from retiring from the military. I have only managed to save around 30 grand. I dont have a house, I lease because I dont know where I want to retire at. I know my budget will be tight once I retire. I also know banks are going to be less willing to go all out for me once I am out. Should I act now and spend my saving on a house and possibly a new car or just wait? I dont have any bills except one credit card which is under control.

If your future goal is to purchase a house, it's crazy to wait! Home prices are at an all time low....interest rates are at their lowest in years....now is the time to buy.

But you first need to fully understand your income after you retire, and what your expenses will be. I would run this all by a retirement counselor. True, $30K isn't a great deal of money to live on, but you don't mention what your retirement income will be.

Why are you looking at houses already? If you're not being provided with housing by the military (which I thought you were) and you're single then you should be looking at something smaller such as an apartment. And if you're looking at a car why not go for a nice, slightly used car?

I think you should buy a house now, because like you said, once you retire your budget is going to be pretty tight, and if you have 30 grand then you might as well live your life, and settle down already .

Since this will be your first place and the economy and housing is not at the best prices. Also they do go by income, and credit score. I would buy a condo to get the best rates since you are working. One or two bedrooms. They are cheaper than a house. The payments will be lower since your income is going down you will need the lower payments. If you get a car get one that is 10 grand. So you will have no car payments. Then 20 as a down payment on a condo that is about 100 grand. Your Payments would be 600-650 a month over 30 years. This will give you a chance to save money, pay the bills or fix up the place. plus there is insurance, property tax, and not to mention furniture and electronics you will want to buy.

The first 10 years you are paying mostly just the interest. Here is a mortgage Calculator.

After about 5 years the real estate market should be fine again and you could refinance for a lower rate, or sell and move. Where ever you are just plan to stay about 5 years. If you meet someone or want to move out, you could rent it out, but just make sure you have enough in savings to cover the payments if the tenant should move out and you have a hard time finding another one. Craigs list is good to advertise on if you need someone to take over the payments.

Invest some of it. Now is the time to invest. I mean think about it, GM stock is less than $2 dollars right now. Either the company is going to fold or the stock will go up and you will gain. It's risky but I think the government will bail them out. Now the only thing to worry about is whether or not they will start producing cars that compete with Japanese and European companies.

i would suggest renting an apartment and get a small cheap but good car. this will limit your spending so it wont all be gone:) keep a budget too. like dont spend big on things that you dont need.

Get a home, preferably from a seller who must sell, short sale, foreclosure. Try to find a good location, near an area you like (shopping, hospital) I don't know your priorities. Before you buy calculate how much income you will need to pay your bill, taxes etc.

I think you should settle and find a house, do something with your savings that'll make you proud, reminding you of your hard work for achieving

I would not spend the entire 30. But I'd buy a house now, spend 10 or so on a down payment on a house to decrease the payments. (There are some really good mortgage co. out there that do a zero down loan, and zero closing costs also though) But think about it, you are paying rent now anyway, and you can get a loan that isnt much more than rent but instead of just paying somebody else for their house. You'd be putting that money to your OWN house!!! Also, maybe you would want to wait on a new car until after you get out and see what kind of money you are making after.
