Lower principle balance before September means the interest doesnt accrue as fast compared to if you paid NOTHING...
it is ALWAYS a smart idea to pay a chunk off the principle when you have the cash to do so... ALWAYS... PERIOD.. |

I assume you have a mortgage that allows you to make overpayments during your fixed term without incurring an early repayment charge?
If yes, then you could look into paying off that £10k now as your interest is likely to be re-calculated daily and you will ultimately pay off more capital over the next six months than you would otherwise.
Only pay the extra if your mortgage accepts overpayments, otherwise you will have to wait until you reach the end of your fixed term or pay the penalty.
If you can, it might be set at 10% of the outstanding annual balance in which case, doing a rough calculation, £10k might be too much to pay off in one hit without incurring the ERC.
To play it safe, ask your lender to calculate the maximum overpayment you are entitled to make this year and ask them to give you figures for the amount outstanding come September with and without the overpayment.
Before you proceed, you should compare this figure with the interest you might make by putting that 10k in a high interest savings account until September instead. |

I would pay of as much of the mortgage as soon as possible.
I did this and payed off my mortgage 16 years early.
remember if you are not paying some interest you can put that towards the mortgage and then reduce your interest payments again.
Just check as they may only make a balance on what you owe once per year so you would be better putting the money into a bank account earning interest and pay it in near the date when they calculate what you owe,
Just ask your lender the terms and conditions of the loan.
The best thing I ever did was pay off the mortgage early It gives you the financial freedom to do other things with your life. Good luck it is good to see you are thinking wisely ! |

I would wait. Depending on what your Loan to Value ratio is (outstanding loan divided by the value of your house) you may be throwing good money after bad. If you decide to refinance when your rate adjusts, you can bring in 10K at that time. |

Refinance to a fixed rate ASAP. Banks are extremely stingy now with the recent troubles and if you wait, you may not get the chance. I would wait ti refinance. You can use part of the 10k to pay the fees and apply the rest to the balance. Just remember, the more you pay down the principle, the less interest you pay over the life of the loan. also, rates appear to be edging up, if you wait, your new rate will be higher. |

Put the 10K to work in something that will give you a positive return. If you pay down your mortgage, your cash flow situation won't change, but you won't have the 10K in reserve if your rates do go up.
You are much better off having 10K in savings. Furthermore, if you are looking at the return on the equity in your house, less is more. The less equity you have, the greater is your return, all other things being equal.
Don't pay down your mortgage!

As an ex-Realtor, I would recommend you put the $10,000 in savings and re-finance now. The value of homes keeps dropping fast. Watch the rates, they went down a little again, go to reputable lender. It will look better to see you having a nice size savings than no savings and a little smaller mortgage. A 6% rate now is better than our 1st home in 1967 @6.9%. When I became a Realtor they were 12-17% in 1984.
Do you have a Credit Union you belong to or can join? Put the $10,000 there savings and ask them to re-finance your home. They usually give better rates than banks and so many Mortgage Companies are so crooked now, they lie and cheat and then you loose your home.
You can deduct the mortgage interest and taxes from your Fed. tax so I would not use your $10,00 to reduce your payment. You never know what the future holds and it's more important to keep a "nest egg" and pay a little more each month on your mortgage.
My husband came home from work, age 48 with 5 kids, sick. We thought he had the flu, but it wasn't. He ended up permanently disabled and had 5 spine surgeries. I too, became disabled 20 years later and have had 8 major surgeries. Needless to say we never had time to save for the future! The future is here for us and we live day to day on our Social Security and have re-financed our home 5 times and live on the equity to survive. We have been here 30+ years and have 38 years left on our mortgage! But we still have our home. KEEP YOUR $10,000!! |

Pay it now. When you renew at the higher rate you will end up paying less in the long run because your remaining principal is less at the start. The amount of interest you pay is not affected by lump sum payments on most mortgages (if they even let you pay a lump sum at all). |
