Should i co-sign , or not?
my father is looking to refinance his home loan and has asked me to co sign with him, so as to help him get a better rate. Apparantly he is having a hard time getting a fixed rate without a cosigner....
my father has helped me alot throughout the years and yes, i appreciate him alot. That said, I am 28, and hope to buy a house on my own in the next year or two.... will cosigning with him affect my ability to get a loan for myself in the near future?

The fact that he needs a cosigner is a big alarm bell that you shouldn't do it.

If something happens to him, like he loses his job or has another disaster, YOU will be responsible for his debt. If you're trying to get your own house, this could cripple you financially. Imagine having your own mortgage, and then something happens and you have to pay your mortgage AND HIS. You would have to forclose on one property or the other, or both. It would ruin your credit.

If he gets a loan, then gets into trouble, and you're not a cosigner, you can still help him financially, and if he needs to sell up, he can still live with you. But if he's the parent of a 28 year old, he must have a bad track record financially to need a cosigner. Cosigning for him will make it hard for you to get a loan and do what you want to do. This will sabotage your financial future. Don't do it. Tell him that if he really loved you, he wouldn't want you to take on that responsibility and risk your future.

Tell him to go to a mortgage broker. They can often get a better deal on mortgages than the bank.

I have to say no. My parents always said to never cosign and they never did for me. They would, however, help out financially--never with their signature. Too risky! Especially if you plan on buying a home soon. You dept ratio will be too high to qualify. It would be like qualifying for two homes. Most people can't afford that--and lenders know.

The fact that he needs a cosignor in order to get a decent rate should be a red flag. Don't do it.

As tough as it would be, I would probably say no. If he needs your credit to get a better rate that means there are issues with his. If you cosign, you are liable for the debt as well as he is and if he is late or worse, it will adversely effect your credit as well. Since you plan on buying a home in the future, you need to make sure your credit is in good shape, plus part of your credit score relates to how much of your credit is is available...since you would be responsible for that mortgage, it can adversely effect your ability to get a home loan yourself...good luck to you!

NO! I know it is your father but if he defaults, you will be stuck with the mortgage. I suggest you both read The Total Money Makeover by Ramsey. He will explain budgeting, why not to co-sign, how to get out of debt, how to save money, how to invest, when to purchase a home, etc.

I too would have to say NO! If you plan to buy your own home co-signing will make it so much harder.

If you plan to never move do it.If you are going to branch off in the immediate future dont.You Father should be at a point in life where he is helping you not using you as a crutch.Dont get me wrong help him help him self and if you cant, but you can leave him "standing" to live your life. He did not do a great job raising you but, at twenty eight you being secure enough in your life or stable enough at this point to help he hadnt did all bad either.
