Would need more information, such as who listed the property? If it's the home owner and they are carrying a mortgage, your best bet would be to determine what the balance is on it and if there are any other liens on the property.
If they are upside-down on their mortgage, which may be the reason the price keeps dropping then I would have an experienced broker take a look at the paperwork and contact the bank. The constant price drop over this short a period of time appears to be a desperation 'we're headed out of town as soon as we have money in our hand' move.
Double check the paperwork on this 'good deal'. And if need be call the bank to find out exactly what's owed on this house. The owners can reduce it all they choose to get rid of it, but the bank can call the original loan on the property once it changes hands.
Do your homework because there have been no other offers, it may be for good reason.
