What happen's if i get pre-approved for a mortgage and then don't buy a house?
I am currently looking to buy my first home, but it may not be for 6 months to 1 year. I want to know now how much I would get approved for. Is there any penalty if I choose not to buy a home, and then get pre-approved a year from now again?

Pre-approvals are usually good for about 6 months. Ask your lender.

No, but you may forfeit your mortgage application fee, and just because you qualify for a certain amount now, doesn't mean that will hold true next year.

shouldn't be a penalty. I had my house appraised, they told me if I had it refinanced I would have to pay for it, I ended up not doing it and got a free appraisal

You usually have a certain amount of time to response but you would have to check with the person who approved you. Probably only like 30 days after approval. If they run your credit it affects your credit report, so if you don't buy a house and they re run yoru credit...that will keep messing you up is the credit checks.

no but it would in my opinion be a waste time because when you are ready you will have to go through it all over again -- but to get a ball park figure go to the loan officer and she could give your a rough estimate based on credit score down payment and income!!!

No. Pre-approval just pre-qualifies you on your current situation. If you want to wait a year and get pre-approved again its fine.

aside from the fact that you will have to completely go through the approval process again, the lender may or mat not be willing to give out as much money in you time frame. check out the news regarding all the upcoming foreclosures. if the 2 or so million people they are talking about foreclose, lenders are going to be pulling in the reigns on lending and becoming VERY selective.

nothing becasue first of all "pre-approval" is not approval.

If they pre-approved you that means they probably ran your credit report. That lowers your score by an average of 12 points. When they re-run your credit a year from now your score will get dinged again.

Depending on what level of approval you are looking for. You might need to pay an app fee (100- 250) that you do not get back if you walk away.
