van frank | Why get a mortgage? |
why get a mortgage when you could snuff it tomorrow? mortgages just encourage debt and any wealth being kept in families to be passed down through the generations. Someone must give me a really good reason to change my mind. Am not overly stubborn :-) Additional Details ...and because you dont want to pay rent is not a good enough explanation. Thats not a reason for getting a mortgage thats just lack of choice. |

Who's forcing you to get a mortgage loan? If you don't want it, don't get it. |

A mortgage is the CHEAPEST way to raise large amounts of capital - nowhere else is a bank or anyone else going to give you that much money at that low of an interest rate. |

It's nice to have a place to live, and, eventually, I will have my place paid off. If I don't screw it up. Paying rent is making someone else rich. |

Because when you have a mortgage you are making an investment. Things you own, like houses gain equity. Renting is like flusing money down the toilet. So unless you're stanky rich- you should try and own something. |

A mortgage is like money in the bank in a way. You MUST pay to live somewhere, at least when you pay on a house, that money is considered equity, which can be removed later. also, ALL property goes up in value (some sooner than later ) but land is always in demand so you can sell that house later and the profit is yours.
Remember what they say "Buy more land. They ain't makin' any more of it!" |

Have you ever bought a car by monthly payments? After the final payment, it's all yours.
Same deal with a house and mortgage.
Or you could rent one forever and have nothing to show for your money. Your choice. |

Why feather someone else's nest by paying rent. You might have children one day and actually want to leave them something when you go. |

If you get a mortgage, and take out life cover, then when you snuff it your spouse gets a free house.
Small consolation for losing a loved one, but at least they'll have a roof over their heads. |

Better then rent. When you sell the house, you get money back or make money....in most cases.
When you rent...that's it. No money comes back. No equity.
You can also deduct interest on taxes.
My mortgage is way cheaper today than any apartment I could find in a safe neighborhood with as much space....or even less.
It is important to only buy what you can comfortably afford...down the road, you could be unemployed, etc. Plan carefully. |

So does this mean you don't own a house? If you do own a home, were you independently wealthy? That would be the only way you could buy one.
Getting a mortgage allows you to buy a home and earn money while you're saving money on taxes.
You're earning by the home appreciating in value (yes, it still does happen).
You will be saving money by writing off your interest expense from your taxable earnings each year. For example, if you have $40,000 in earnings, and you pay $10,000 in interest on your home mortgage, you will only owe taxes on $30,000 of income at the end of the year. A very simplified example, but you get the picture.
As for wealth being kept in families, I'm of the thought process that if you earned it, you should be able to either keep it or give it to anyone you want. I'm also of the mindset that people should not get something for nothing. |

The interest is deductible on your taxes and the money paid to the principal balance is equity in the home (meaning you own that much of the home, once the mortgage is fully paid you own the home altogether....even if you only have the mortgage for 5yrs you still own some of it and when you sell you'll get that money back plus more if the value of the home goes up and you sell it for more than you paid for it. Historically real estate values increase over long periods of time meaning you make money just by owning the home and there will be more money to pass down to generations. If you pay rent every month that money is lost forever and can never be passed down to anyone. |

You need one to buy a house, you are very dull in your way of thinking, maybe you need the boost of a mortage to give you the pleasure of owning something FOREVER THATS YOURS!!!!!! |

apart from owning your own home, wouldnt you like to give your children a start in life, leaving something behind for them, even for your wife if she outlives you.

Its just nice to have a place thats yours, that you can decorate as you like, that you can keep pets in, that you don't have to have a landlord bossing you about, that your money isn't just going into his pocket to make him rich but is going into an investment for you. |
