Get another roommate as fast as you can and sue the deadbeat in small claims. The landlord will hold you responsible for the entirety of the lease. The landlord is not required to go after the other guy for half, he can go after you for all of it. I am sorry this happened to you. I hope you can get another person to pick up half of the rent.
Also, do talk to the landlord, see if offering to spiff the place up, and run ads at your expense, if you find a new tenant willing to sign a new lease with them, will they let you out of the lease.

I don't know how you can get out of it. That's the problem with having an unrelated person on the lease. You can talk with the landlord and see if he is willing to let you out of the lease, but I doubt that he will. You can take the other guy to small claims court to try to collect from him, although it might be tough to collect if he has no money. But, he may have a car or other property that can be garnisheed in order to pay your judgement. |

you're SOL - when you sign a joint lease with someone, you are saying "I'm responsible for the whole thing if this other guy flakes out." You can try talking to you landlord, he can let you out of the lease if he chooses to, however, you have no legal recourse if he is not willing to. |

Unfortunately you may be screwed. There should be a clause in your lease for the terms of a lease break which usually totals in loss of your deposit + 1 months rent. You should call your landlord and work out details of a lease break if it is allowed. A lease break implies moving immediately which means you'd have to kick the other guy out at least. |

The only legal way is to sublease it out. Unless there is a violation of the lease by the owner you are stuck with the liability.
I'd suggest you seek a roommate on either craigslist or myspace ASAP. |

Basically, it sounds like a (hard) lesson learned.
You have to be VERY, VERY careful about who you get tied up with.
Sounds like Roommate #2 could take Roommate #1 to small claims court, but if Roommate #1 doesn't have a job or any money, all #1 would get is a judgment. Of course, you could use the judgment to dispute any negative credit references, which might be worth it.
Roommate #2 definitely needs to go have a chat with the landlord and see if the landlord will be of any help. It's possible that the landlord will release Roommate #2 from the lease and let Roommate #1 face the eviction, but *ONLY* if Roommate #2 is above-board and goes to the landlord and gives the landlord the chance to help, first. |

I had the same problem. There is no way out of it. I only had two months left on the lease. Unfortunately it was under my name. I kicked the person I was living with out and had to borrow money to cover the rent. His name was not on the lease and he knew he could leave and it would not affect him. This was a friend of mine. I would suggest talking with the manager of the apartments and see if he will let you out of the lease with out any problems. Maby you can work something out. |
