I am not a professional landlord. This is my first tjme. The property is located in San Francisco, CA. Any advice would be very much appreciated.
-Screening process
-Eviction screening.
-Credit check (can I ask potential tenant to bring me the credit report instead of me doing it for each potential tenant).
-Job/income verification
One of a potential tenants asked me not to disclose her income when calling the HR dept. She recently got hired and showed me her employment contract. She is an attorney and earns $ 150K/annually but asked me not to discuss her income with the HR. So what can I ask?
How I can be certain that the information she provided me was valid.
-Lease agreement
And how do I reject someone when they have a negative eviction and/or credit report? How does this work ;I am thinking about the non-discrimination and fair housing opportunity?

Screening - Verify employment, wages (with check stubs or tax returns if HR won't tell you), length of employment, job title, current LL & current and previous L references, background checks (criminal & civil history), credit checks.
Eviction - see your local laws for copies of eviction notices and processes. These differ by state and CA is very specific. To screen for this, you can have the same company as the background check do this or you can look at local municipal, civil, or housing court websites.
Credit check - Don't accept one from the tenant. Run your own. These are too easy to fake!
Job- Call personnel or HR, and verify the above.
Lease - get a good lease that is specific to your state laws.
If they are not acceptable by public information, simply state they don't meet your criteria & nothing more. If rejected for credit reasons, you must send them an adverse credit letter (the credit agencies you use to run checks will provide you with one.)
Discrimination only applies to one of the protected groups - race, color, religion, sex, handicap, familial status (marriage or children), or national origin. You may reject for reasons other than these. Feel free to reject if they don't meet income guidelines, have criminal histories, or have eviction records.
And in your state, be aware of rent control laws if they apply to your housing. |
