It probably means that the sellers are not desperate enough to reduce to price

you can try a lower offer but it sounds like they have a price, and they are not in the position where they have to sell. Hence the reason it has been on the market for a year without lowering the price


The fact that the house is empty does not mean they are desperate to sell,

As the first answerer said, but I would seriously try and discover why its not selling first!

Offer them 155K and see what the response is. If they are interested at all, they may counter with 176,500 or something. If they don't counter-offer, ask them what it would take to get them interested (especially since apparently nobody is stepping forward and accepting their asking price).

They have not reduced the price in twelve months and the house is unoccupied indicates that they are in no rush to sell.

Being empty for all this time the house will be damp and possibly deteriorating. Have a word with the Agents and see what you can uncover. There may be another reason behind the 'no sale' situation.

I would ignore it. If it has not sold there is a real reason. Something serious is wrong with the house, or maybe it is stuck in probate.

I would start by looking at what other houses sell for in that area....then I would go to land registry and see what they paid for it....after this I would then find out the vendors situation..in my experience..if a house has been on this long and the price has not been reduced...means they are not that desperate to sell....I would then make a decision based on this info....good luck

150K..if it was a foreclosure then I would start at 90K. Buyers market now.

I would suggest deducting 2% for every month it didn't sell, after the first initial 6 weeks, so we have 10.5 months roughly at 2% per mth =21% So 179k-21% = 36k off roughly therefore I'd offer 143k. But what you need to think about here, is, if it takes this long to sell, you'll have the same problem yourself, unless you don't mind.

Ask the agent why its been there so long and what if any offers they have received. Although he is not allowed to divulge private information, if he can sniff a potental sale he will give you a few clues.

If he says its too expensive look at other properties in the street and see what they are selling for.

FindaProperty.com have the facility on their site for you too see what homes in the same street sold for.

There may be something wrong with it structurally and it may be unmortagable or it may be just simply the fact they are not in a hurry to sell.

Start at 150 and work up in 2k until you have to stop as its unaffordable or you agree a price.

Ask the estate agent why it hasn't sold for so long and how much he/she thinks the vendor will accept.

Then knock off £5000 as a start bid.
