A question about my security deposit PLEASE ANSWER?
I live in an apartment complex in Pennsylvania. They are trying to tell me that they can charge me for new carpet because of the carpet being worn down due to traffic. I thought this was illegal to charge tenants for normal wear and tear?! Can they charge me $3000 for new carpet just for wear and tear? Also, will the carpet not look so worn down after the carpet is professionally cleaned?

I have not had them professionally cleaned yet, there are no pets, we vacummed it a few times a month, there aren't any stains---there is no damage to the carpet except for wear and tear

NO! That is illegal. They cannot charge you to replace them if you did not cause any damage to them. Carpets can look a little less warn then they are cleaned, but if they are really old then it will not help.

If they try to charge you for that or any other wear & tear then you need to sue them for it.

They cant do that and they know it. They are trying to pull a fast one. Tell them you are not legally required to pay for it.

Normal wear and tear is something you cannot be charged for, but abnormal wear and tear you can. We had Asian Indian tenants who removed shoes in house and walked barefoot. They oiled their feet. The carpet in front of sofa and in traffic areas was discolored due to this. This was NOT normal wear and tear and tenants could be chargeable.

Many questions NOT answered by your post: Did you clean the carpets? Did your lease require you to clean carpets? Did you regularly vacuum the carpeting? Did you ever clean it? Did you spill on it? Did you have pets who peed on carpeting? Did you do walk-through with LL/Mgr upon vacating apartment? Did you document condition of unit both when moving in and out?
