A real estate appraiser is coming to our house tomorrow - anything special I need to know?
We are refinancing our house and an appraiser will be out in the morning. Besides cleaning, is there anything I should do to make our house look great?

Thanks!

An appraiser is looking for value. He doesn't care if you are a good housekeeper or how tasteful your decor is. He is there to measure square footage, count rooms, & take exterior pictures of you home & the homes he will use as comps. In my area appraisers do not take interior pictures.

doanel
Actually cleaning has nothing to do with it. They will measure the outside as they need to measure the square footage.
They will sneak a peek at the roof to see that it's in good condition. When I had mine done, they didn't even want to see the inside.
If you have a Property tax appraisal from the city/county that shows what the city thinks your house is worth and you agree, you might want to show it to him/her. Even if you hope he/she will appraisal it higher, let them know what the city thinks it's worth and you think it's even higher. Make sure the yard is not trashy, etc.
Good luck!

They will not be looking at the decor or the furnishings or any "messes". They will be looking at improvements, updates, wear and tear to do their figuring into the appraisal.
Since it is a refinance, typically they are more liberal with their numbers. Just let them do their job and they should be on their way in no time.

They say when you're showing the house to get rid of the personal clutter - like stuff on the refrigerator, large amounts of photos on desks, etc.

Susi C
You can't make your house appear to be anything else than what it is.

Clean is nice ....

Outside of that - relax - stay out of the way and keep your dog with you.

jestduck1
Just like when you show a home for sale, remember that appearances are everything. Make your home smell good with either baking (frozen bread dough is indeed your friend) or a clean smelling diffusion air freshener - NOT FLORALS!!!!! clean up everything, and if you are trying to maximize value, you need to make sure that any paint touchups have been done.

Not really, a clean, organized house always looks better to a lender. Unless you have any damages in the house (I'd try to cover them up if you do), a good cleaning is all you need.

If you just casually mention that you are refinancing, not selling, they usually give a better price. Not sure why.

besure that all the lights are on when they arrive, even extra candles tastfully place around the house. The more light there is the more open, light, and airy the house feels. This makes it seem a nicer and larger house. the larger the house feels, the more money it will seem to be worth.

Have you done any research as to what similiar homes in your area are going for?

You might try finding your home on zillow.com and seeing what other homes have been going for.

Also your county tax assessor's website willl have a low value of your home (I'd say typically 75-85% of your market value).
