The quickest way to sell a house is by pricing it below market value. The companies that buy houses don't wait for you to determine a below value price on your own and instead they prod you to find out your loan amount and offer you a few grand more if you don't owe too much. Auctioning can be exactly what you need to do because you can determine a bottom line price and have a chance at finding a buyer who might likely pay more on a predetermined date and time. The downside is that auction companies often make you pay for advertising upfront (but not always)

with the market not being the greatest it does make it difficult to sell your home quickly.. you want to see how much the homes are going for in your neighborhood and sell it below the market value.. not sure if thats what you want to do but it will sell the house quicker.. found some information about selling your home.. good luck

I know about auctions. You need to contact your local real estate brokerages and ask if they have an auctioneer. When you find one, make an appointment and get all the details. They can basically guarantee a sale but not a price. They can estimate how much your property will bring at auction. There are some variations. You will need to get educated on the variations.

If you price your house below comparable homes in the area, you will sell it quicker. Best thing is to sell at a great price. That is the best way to move a house fast.

Homes aren't moving too fast in this market... too much inventory. Unless you are selling below market, it's tough. Even below market homes (foreclosures, short sales) are stagnant right now.

Check with local realtors and see what they think.

You shouldn't be thinking about auction right now, that's after the foreclosure process.
Get with a good COMPETENT Realtor you feel comfortable with and knows what they're doing to represent you. The MLS exposure will be your best advertising and should you get offers or sell, it'll be because of that.
Make sure the home is really showable. Clean clean CLEAN, make it look as unlived in and immaculate as possible and SMELLS GREAT. Put all the kitchy little knick nack s**t away, hanging towels in the bathroom, as well as majority of very prominent personal photos.
PRICING. In this market, be realistic. Price it well, low price per sq. foot compared to your competition (make sure you get a CMA from your Realtor)
A slightly higher co-op for buyers agent may help catch the attention of buyers agent and put you above the similar competition in your area. List for 4% commission to buyers agent instead of 3%. Good incentive.
