It depends on how the Purchase and Sales agreement was written up but generally speaking...if it was a known pre-existing condition..the sellers should be legally obligated to fix it.
You would have to prove they knew about it and did not disclose it on the p&s (purchase and sales).
I would call your realtor first. See if they can resolve it with the seller.
If nothing happens, then call an attorney for a free consolation (bring your P&S and all other applicable documentation to the meeting) and see if you have any legal recourse. I would get 3 opinions.
If the realtor cannot help and the 3 attorney's say there is nothing you can do. I would do one last ditch effort to ask the seller if he/she can help.
If that doesn't work...you may be out of luck. |

You should have the house inspected by a professional before you buy it. If it needs repairs you can either have the seller fix them or you can walk away from the deal. After you've already bought the house it's usually too late unless you can prove they lied about something. It would be hard to prove because they could say "it was working when I sold it" and then you would have no recourse. |

You should have the warrantee from the installer transferred to your name and have him fix it up. Have your buyers agent take care of it. You should have a substantial escrow fund to draw from anyway. |

you would have to prove that the problem was there and the sellers knew about it before you bought the house. since you are saying it worked before you closed then its your problem. |

Didn't you have it inspected and then do a walk through right before closing? And right before meaning you walked through and checked things a couple of hours before signing final papers? If not, I don't think there is much you can do. If you did a walk through and the electric didn't work, it could have been brought up at closing and money could have been put in escrow for it. At this point about all you can do is contact your lawyer, have them contact the other lawyer and explain the situation, then see what they'll do. It may be nothing, in which case you are probably out of luck. |

once you buy a house. it is yours to fix. the seller and buyer close. so unless it is written in the contract then it is a different story. it was working before you said. so it would be your bill. |

Nope. If everything works at closing and doesn't work after, you have to fix it. Unless you can prove that the seller lied to you about something.
The best protection is to have the seller buy you "homeowners insurance" and have it cover all the appliances (including the water heater). That way you can get someone to come fix things when they break for the first year.
That is the downside of owning a home. You have to fix things when they break. From day one (so get the insurance to cut you some slack).
