It is yours when you sign the paper, make sure you got a lawyer that knows what you get into and make him or her explain the contract, HUD contract is difficult to get out off. For the first five years you will pay all interest and very little principle, look at the final cost and you will be surprise how much the total cost will be. They call owning a house "American Dream" I called it an American nightmare. I hope I did not cause any problem, good luck and congratulation. |

Ask at closing. In Maryland, once the deed is signed, the property is yours. That's why people buy title insurance, because someone could have an unrecorded deed in a safe deposit box and show up one day claiming an interest.
And...some contracts could have a delayed right of possession - not typically, but I bought my first house with the owners needing to "rent back" from me for a month while they finished moving to their new house. |

It depends on whether the house has any tenants holding over from the previous owner, but otherwise the house is legally yours (and yours to enter) the moment the signed deed is delivered to you, your agent or your attorney, regardless of whether it is ever recorded in the registry or assessor's office. As between you and the seller, you now own it, thus "closing" the deal.
I typically go in, check the system settings (heat, hot water, etc), remove the broker's signs from the front yard, set up whatever security I need (change the locks,lights on timers, new alarm system, adjust or install curtains, etc) and start planning any other preparations prior to moving in (painting, repairs, etc). |

In my area, it is not yours until the deed is recorded. Meaning, it is not yours after you sign at the closing table. Typically if you sign in the morning, it will record that afternoon. If you sign in the afternoon, the deed will record the following morning. |

You do not own the home the moment you sign the paperwork. You own the home the moment that the title company files the paperwork at the county courthouse and the transfer of ownership becomes legal.
This sometimes happens a few hours after you sign, sometimes it doesn't happen until the next day. Keep in mind that the buyer and seller will meet with the title company at different times for each party to sign their half of the paperwork. If the sellers don't meet with them until later that day or the next day, nothing can be processed until both sides have signed all their paperwork.
Usually the previous owners have already moved out and nobody will notice or care if you go into the home a few hours before it legally becomes yours, but technically you don't own it until the county records department processes the paperwork. Check with your Realtor. He/she should notify you when everything is final, and they can tell you if the previous owners are already out and if its safe to go into the home before the paperwork is 100% final. |

When they and you sign the deed, legally it's yours to do with as you please, and yes you can move in right away. Make sure to go to the county courthouse and file for your homestead! Good Luck! and thanks for buying a home in this market. |
