Technically, you are legally allowed to buy a house, which is based on a contract (real estate sales agreement). However, at your age you don't have enough work history, or credit history to allow a lender to consider you as a creditable borrower. I agree that rent money is a waste, but you need to wait until you do have enough time in your life to get that history that is required to be able to qualify. |

As long as you're over 18 and can qualify for the mortgage you can buy a house. If you have a high enough credit score, your biggest issue will probably be with income/employment, lenders usually require at least 2 years of verifiable full time employment, which at 19 you may not have yet. |

I can do you one step better, be your own real estate agent without even needed to get a real estate license. If you go to http://realestate4pennies.com you will find a program that will give you foreclosure listings where ever you could possibly want to look, including Missouri.
If you are looking to buy, then jumping on the foreclosure market right now is what you should do. With nearly 5 million foreclosures in the U.S. right now, banks are trying to dump these properties for cheap. Heck, you could pick up a home listed at $200,000 for less than $100,000 at a bank auction. You could then choose to remodel and flip it, or just live in it.
This website has a resource called the property vault, which is updated constantly with new foreclosures. With the listings you will also receive about 7 books that tell you more about how to find the cheapest properties and close the sales with the bank. Best comprehensive program I've found for investing in the foreclosure market or for just buying a home real cheap. |

You just have to be of age to be able to legally enter a contract. Typically, the magic number is 18, so no rule bending should be necessary.
What you need is great credit and some downpayment.
Find a lender that will hand walk you through the process. Get pre-qualified, but know your finances. I know I could go out today and get pre-qualified for WAY more than I could comfortably afford. Then purchase within your means.
Find a Realtor that works well with first time home buyers. Some too busy agents don't have time or patience to work with FTHB, and there are too many good Realtors out there to put up with a lousy one.
Don't get intimidated, people do this all the time. :-) |

You're over the age of majority, so you can buy a house. Make sure you have adequate funds so you don't become bankrupt at your young age. If I were you, I'd look at Lease optioning. |

You could probably buy at 19. However, just call some real estate firms and ask them. They would know. The laws where you live could have a minimum age limit. However, renting is not a waste. Just ask the two million people who will lose their homes this year to foreclosure. A friend told me of a guy in Florida who purchased a condo 3 years ago for $295K. Got a recent appraisal. Now worth only $200K. Ouch. And, if you buy, get it checked out first. Even, a new house can have problems. And, don't believe much that the RE agents say. Also, you want a very good high school district - for resale later. Ask the RE agent why the seller is selling. I got my current house at a very good price from a messy divorce. Good luck. Jack |

Good for you to be thinking this way. Owning my own home has been my goal since I was your age and I have never been sorry. Beware however, the economy looks quite shaky. That isn't necessarily a bad thing because you can use that to your advantage. Watch for foreclosures and price drops over the next few years. Be as shrewd as you sound. |
