Baby Berry mad for mummy juice | Am I being awkward over viewings for my landlady to sell our flat? |
As we are still tenants, I have said that I would prefer viewings whilst we are not at home. Specifically I have a real issue with after work viewings and saturday morning viewings, mainly because I am 5 months pregnant and after work I hop straight in the bath because I ache all over, and like to eat my dinner in peace and chill out (in my PJ's!!), saturday mornings, I like to have a lay in after a busy week.
My partner says I am being awkward although he too would prefer viewings to take place when we are not at home.
Its just not nice having starngers disrupt your evenings and saturday mornings! Though I appreciate these are very common estate agent viewing times. Additional Details cari she has already served notice to quit with the intention to sell. |

No, you're not being unreasonable. After all, you're renting the property and it's yours whilst you do. If you prefer the viewings to be done whilst you're out, then everyone should abide by that.
Don't give in. If someone wants to rent that bad, they'll find a way to accommodate your times. |

While ever you are the tenant paying your rent,you have every right to have your wishes respected.You are not saying that prospective buyers may not view,you are only stating that it must be at a time agreed with you and at your convenience.You are not being awkward or unreasonable so stick to your guns.Good luck with your baby by the way. |

I wouldn't think it was unreasonable although I can understand. A lot of people also work during the day so evening/weekend visits would suit them better, also, maybe your landlady works office hours so again weekends/evenings would be more suitable to her. Personally I would stick to your guns, explain your reasons to the landlady, could you reach a compromise... say evening viewings between 6pm - 730pm and only on a Tuesday & Thursday and viewings only on a Saturday between 12 - 3pm... |

Yes, it is awkward for you given your present situation. You should arrange to have viewings only once a week, probably when you are out running errands. Holding viewings on the weekend is asking a lot. What I usually do, is just do one big viewing once a week and either send my tenants out for breakfast or lunch and pay for their meal. I always had great tenants, and this to me is such a big expense. Having a viewing every evening our weekend, well basically you lost the quiet enjoyment of living in your apartment. It is still very nice of you for giving your landlady the flexibility to show the apartment.

Come Saturday/Sunday -- if it is too early say before 12pm I would show up at the door in my underware with a condom hanging from my ear and tell them it is not best time to invade our flat...or privacy. Telephone you is appropriate.and should be done every time the flat is shown..before they get their.....

Check your tenancy agreement. Most state viewing any time with 24 hrs prior notice. If this is what your states, you were willing to sign this tenancy with this in place, so yes you are being unreasonable. It's not your landlord's fault your personal circumstances have changed. Adhere to what you put your signature to. These viewings will not be taking place all day every day so surely you can just put yourself out on the odd occasion. |

Hi Cranberry, whilst I do think the other two have made some very diplomatic statements to your answer, I do think that 'Curious' had hit the nail on the head, whilst you are renting the property, I would have thought you have got jurisdiction on your rental right's ( by the way your landlady hasn't specified this in your agreement has she?). work it so it does not inconvienient you, but try to be flexible at the same time. good luck. |

I usually recommend advanced notice be given the tenants - 12 hours minimum, though 24 hours notice is ideal. With that much notice, you're prepared for the showing mentally and can even arrange to not be there. |

I think Girl M has a good idea to suit both parties. I fully understand your position and that you need to chill after work and definately Sat morns.
However, maybe you could give one evening when you would allow viewings so that people who work office hours can come. Then you could make that eve a night out for you or maybe just go see friends or family for a couple of hours if you don't want to be there (perhaps someone will be kind enough to even cook you dinner!) |

I personally think you're being awkward, because as has already been said most potential buyers are at work during the day, and expect to be able to view during evenings and weekends. And legally, the landlady has every right to show them around whenever she pleases, provided that she is giving you 48 hours notice.
Remember that if you're too difficult, she'll just give you your notice to leave so that she can sell the house with vacant possession. Whilst she probably won't want to do this as she could potentially be losing out on several months' rental income, she may also be aware that a house sold with vacant possession will potentially fetch a higher price, because there can be problems when sitting tenants are part of the package. |
