Am I being scammed?
I have a modest mortgage and a modest car loan. My credit is AAA awesome. I make about $75000 gross a year. Recently I was approached by a doctor when I mentioned my credit was excellent about co-signing for a mortgage refinance of about $400,000 for 20 years. He states making $450,000 a year and does seem to have a bright future to make more it seems. I assume he is trying to utilize the equality from the home. He explained I could save him lots of interest since my FICA was so awesome and because of my risk and assistance he would offer in return a lawyered up agreement and once the mortgage was put through, he would cut me a check for anywhere from $10,000 - $15,000. Does this sound too good to be true. Would I have to consider this income and pay taxes? And how many other concerns should I have? The money would pay my car off which makes it tempting but I do not want to do anything illegal or foolish.

You know what they call that in the industry?

A straw buyer (that would be you).

It is where they PAY you to use your credit to qualify SOMEONE ELSE for the loan.

1. It's illegal.

2. It's also a felony.

He is setting you up for a scam....run now, while you STILL have your AAA credit score.

As a former underwriter, I have seen this more times than I can count.

It sounds like a major scam...stay far, far away from this. Do NOT co-sign any kind of loan for anyone (unless it's your child).

Please be very wary or this type of transaction.

Well, this is obviously a scam. Why would someone who is already making that kind of scratch need anything from you? Think about it for 2 seconds and then tell this piece of crap scam artist exactly what level of Hell he can rot on.

Who cares what you could save him. Make him get his own lender. I went that route and ended up losing $30,000 on the sale of my home. Contact an attorney. Have this man to write this in a contract, don't sign anything, so you can have the attorney to read it. It sounds to much like a pyramid scam to me.

Not only that, but do you *know* this guy is really a doctor? His medical degree is probably as phony as the rest of his line -- but what he may not realize is that in addition to being in legal trouble for trying to scam people financially, he may *also* be in trouble for impersonating a doctor when he's not!

Know that OLD saying - if its sounds to good to be true- then IT IS. Stay away form this venture- you very well could end up being BURNT.

Een if this was "true" and on the "up & up" (which I have my doubts).................. You are putting $450,000+ at risk. I don't care how "safe" it seems.... you're putting $450,000 at risk.

He could get sick, sued, go crazy, get divorced and a thousand other things.

Think of all the people that had their entire life savings in "safe" stocks like Enron and Bear Sterns.................. Never put more than 5% of your assets at risk in any one thing. End of story..... everything else is mute.

If he is going to give you a cheque, then yes, you have to pay taxes on this because it is income earned.
Do you really want to be responsible when he flees the country ? As a co-signer, the financial institution he is using will chase you up for the payments.
Furthermore, what will you do if in future you would like to get another home loan for yourself? The bank will see that you are already committed to not 1 but 2 mortgages. They calculate your total expenses in order to estimate your loan application for approval.
Don't do it, it is not worth it at all, you can earn a spare $15,000 in no time without his help.

Consider a situation where he falls back on mortgage payments. You are legally responsib;e for half of it.

Don't go for this. Protect your good credit rating.
