Yes. Your obligation is to pay the rent. You're not obligated to live there.
However, Divine's advice was good regarding insurance. You really should have that in any case.
And make sure that the temperature settings, etc., are all OK. You want to avoid problems like a pipe freezing and bursting, for example.

Several good answers so far.
Yes, you can leave. If there is some clause in your lease that requires you to perform a task, then you need to perform that task. For example sometimes the lease on an individual rental house will require the tenants to mow the lawn, which means if you leave for several months you would need to hire someone to mow the lawn for you.
You should have renter's insurance anyway, but its even more important if you are going to be gone for a while because if someone notices you're gone, they are more likely to break in and steal your stuff.
Keep up to date on utility bills also. If you aren't home to collect mail, then you need to set up a forwarding address with the post office so your mailbox doesn't overflow and so you have a way of receiving the important stuff like utility bills.
I also recommend you inform your landlord what you are doing. Technically you aren't required to tell them anything and as long as you pay your rent. But, some landlords are stupid and they might notice that you haven;t been home and consider the property abandoned and take your stuff and get rid of it. If that were to happen the law would be on your side, but you'd still have to file a lawsuit, collect the money, and go buy new stuff, plus you can't recover things like pictures that might be thrown out. You'd be much better off to just make sure the landlord is aware that you will be back so they don't do something stupid like get rid of your stuff and rent the place to someone else. |

Actually, probably NOT. Most leases require that you notify the landlord if you will be away from the property for 30 days or longer. This is because the landlord's insurance is only in effect if the property is either occupied by a tenant or is only briefly unoccupied. My leases include that notification requirement. It can be treated as abandonment even if the rent is paid.
Another reason is that the landlord presumes that if anything significant goes wrong, you will contact him immediately. If nobody is in the unit, the landlord will need to make periodic checks to make sure that the property is not damage or deteriorated.
If you do leave for any length of time, you MUST make sure that the utilities remain turned on and that enough heat is provided to prevent damage to the pluming system. You should also notify the landlord so that he can look after the property as well. |
