Any advice for my Open House?
I am dreading the Open House, but we have found a house we really want to move to, so now we desperately need to sell our house. Any advice, tips or suggestions for a successful Open House? I already have a checklist of things to clean around the house. I plan to have fresh flowers in the kitchen, great room and master bedroom. I plan to have candles lit. Anything else I should consider doing? I was thinking about baking cookies but didn't know if that was overdoing it....

Also, do you think I should get a different bedspread for the master bedroom? I don't want to deter anyone with an ugly bedspread or does it really matter?

This is what I tell my seller's about the open house:

Make sure it is clean, clean, clean. Declutter and depersonalize, you are moving anyway, so you might as well start packing now.

Fresh flowers are nice, but how about flowering plants instead? They'll last longer and there might be subsequent showings.

Candles are nice, but don't use them in the same room as your flowers. I agree with Landlord, if you overdo on the candles, it can be a bad thing.

While I am on the track of competing smells, with cookies, you are now going to have 3 competing smells, flowers, candles and cookies. Pick two.

I recently held an open house where the homeowner did a really nice job of prepping for it. She painted a very loud wall a more neutral color, got rid of some of the furniture in a cluttered room, took down the wall of family photos, put up a few scenic pictures, bought a new bedroom set and curtains for a bedroom that needed it. She overdid the candles, so we blew some out. She had a nice table with coffee, water, a few different creamers and types of sweetener, baked muffins, and people lingered in the kitchen awhile enjoying the refreshments, which we wanted, since the kitchen was a great feature of the home.

The house sold to a couple that came to the open house.

Don't over do it with the candles.

I have had to leave properties because the smell was so over whelming I could not handle it.

Minimize the items in the home, especially anything personal, family photos, etc. You want people to feel like they are stepping into their home, not yours. They need to be able to see themselves living there and that can be hard if there is too much stuff around.

In reality very few houses are ever sold threw an open house, that is just the facts, so the odds are against you, but it is also a goof reason to get your home in over all shape, IE staged to sell, when hopefully your agent bring buyers by,

but do not expect anything to come out of the open house but more potential clients for your real estate agent, see and open house is a cheap way to make the client believe they are advertising their house and at the same time all those people who come threw and tour the house and do not buy are potential customers for the agent hosting the open house

Also, don't follow prospective buyers around your home - allow them lots of space to move about. Tell them to "make yourselves at home". If you have any pets, ask a friend or neighbor to take them during your open house and get rid of any pet paraphenalia. Having refreshments and nice snacks would be a nice twist. Have a sign-in sheet so that guests can leave their information. You may want to fill in a few names prior to your open house so that people don't feel like they are the first people to come to the open house.

Don't buy a new bedspread.

One important thing about an open house is to remove all personal items (photos, knick-knacks, etc.) from the house before showing it. These items may make you feel warm and fuzzy to look at. But, all they do in the mind of a buyer is add clutter. Think minimalist. You can put it back after the open house. But, if you think about it, you're going to be moving anyway, right?

Also, turn on all the lights in the house. This gives the house a brighter appearance.

A candle is okay, especially if it's scented (spices are better than floral scents). But, that might interfere with the cookie smell. And, do you really want to do all that work (bake the cookies and have all that clean up)?

Mix in a potted plant or two with the flowers. That is, don't necesarily have flowers in every room. Maybe just the dining room table.

Also, make sure the front of your house has good curb appeal. Clean up any junk, mow the lawn, pick up leaves, pull weeds, trim ratty bushes, sweep or hose off walkways, etc.

Also, do you have a real estate agent? Sure it will cost more than selling yourself (6% commission usually, split between the buyer's and seller's agents). But, if you "dread" this open house so much, wouldn't it be worth it to have someone else showing your house? (the seller shouldn't be at their own open house if they have an agent). If time is of the essence, you really want a real estate professional handling the transaction for you.

since you already have a realtor and a to-do list for your open house, best thing to do is to follow your realtor's advice, complete your to-do list and relax.

Not sure what's on your check list, but here is a few to consider.
Clean paint, in natural colors.
Remove any furniture that makes room feel small or cluttered.
Remove almost all personal decorations, so room looks more like a model house, instead of lived in.
Would skip candles, to avoid possible fire hazard.
These are items I picked up from DIY shows.

Since you've now mentioned you have real estate agent..I think the best thing you can do is NOT BE HOME when the open house is going on. Agree with those who said "some" flowers...I know stargazer lillies smell good for a long time. Agree with those who said NO to candles...too many drawbacks vs. rewards.

Also, EVERYTHING is negotiable. (even with your agent) If you're fortunate enough to get ANY offer even close to your asking price..take it or counter-offer very cautiously..don't want to lose a buyer for $2000.
