 How does one buy real estate without any money?
I've heard many gurus talk about buying real estate with no money out of pocket. Is this really possible? I want to hear of a strategy that really works not something theoretical....

you don't have to pay property tax. if there is a major issue like a a furnace breaking or a roof leaking, the lanlord has to pay for it, not you.

Definate benefits you will not LOOSE masses of cash and you can LEAVE when you had enough of the place !

The only 'real' advantage to owning your own home, is that you leave something to inherit. Otherwise, you're endlessly watching the market, which dictates your every move. You dread the market crashes, which 'do' happen. If you get unpleasant neighbours, you're stuck. Repairs cost a fortune, though landlords do tend to be worse than useless, so it's a cost you're going to have either way. With renting, you can exclude your rent from the weekly income and work with what's left. Mortgages tend to go up when you least want them to. So do rents I suppose, but not by as much; although rents never go back down. By the time you've paid for your house, in most cases, you're too old to really take advantage of the extra income. With house ownership, in your younger years, any move is upwards, and any increase in your property value is negated by the increase in the price of your next buy. With renting, you can go where you want when you want, more or less. With ownership you get the nice valuable property at the end of you useful life that you can sell to pay for your resthome days; of course when the money's gone they'll kick you out straight into a hospital ward, where you'll probably die soon after; leaving no inheritance at all.

Yes, it's a nightmare, all very cleverly disguised as 'choice' with an endless array of wonderful options by the mass media, that brings nothing but happinness and fulfillment as you continue to pay out endlessly. Of course, when the mortgage is paid, and the kids have gone, you're left with a massive house between the two of you, that you're afraid to sell, because the prices are too low and you know your neighbours very well. The housework is far too much, you live in four or five of the 18 rooms; while the rest just go to ruin. The value falls, you can no longer be bothered with the market and you'd rather just sit in the garden with a cup of tea. Then your kids have you turned out into a home, sell your lifes achievement and you get none of it.

Motorhome or canalboat or tent. Property is more hassle than it's worth.

you don't have to worry about maintaining the property. If something breaks, it's not your problem. You can up and leave for a job, love, school, whatever reason, with little hassel.

On the other hand, owning is a forced investment , you have to live somewhere and the money is eventually going into your pocket (after the bank takes their chunk, that is)

None. You can't write rent off on your taxes. You don't get the appreciation or real estate by renting, your landlord does.

It's far easier to move if you are changing jobs. If you will have a family in the future is your current house big enough. I would only buy if I was staying long-term. Sometimes it is just to damned expensive to buy, depending on where you live. An area can go downhill and you could be stuck with a house worth less than you paid for it.

you can afford to live in a nicer area and move around when you like. also your landlord is responsible if anything breaks or needs repairing. there are many benefits but also there are drawbacks like you have to follow rules and are subject to evictions and rent raises.

The only good thing about renting instead of owning would be that you don't have to worry about fixing any of the problems that the condo or home may have.When something goes wrong with it you call the landlord and nothing comes out of your pocket. Buying a home is soooo much smarter, why would you want to pay someone elses mortgage for them, and if you get an inspection done on the house than you should be good for a little while without something breaking or something major happening to the house.

Not many, when you rent you are making the landlords payment, paying his taxes for a property that you cannot improve without his permission. Then you will never re-coup what you have spent. Renting is great for people with fixed incomes that cannot take care of a property on their own, or someone who moves around alot that doesn't want to be tied down.

Possibly more flexible. Many times for the last few years it's been cheaper to rent than pay a mortgage and that means you've got more cash freed up for other things. You also could have avoided the current buyer's market (lots of folks have to sell for various reasons) and would have in fact been able to buy in this low market. If you're not planning on staying in an area for long, then you don't have the hassles of selling. Some repair costs are not your concern. If you hate the neighbors, probably easier to pack up and move. There can be lots of benefits.

Of course, you could be told you must leave. Rent can get jacked up. Housing prices can have shot up and now you can't afford another place. Moving costs money. You can't "decorate" as you like. The landlord can come through at reasonable times with minimal notice and insist on some things you may not want. You're not building equity. You may not be able to have pets.
