The only thing you can do is drop the price significantly. Real estate agents often convince the seller to ask for too much and lower it later.
I don't care for that method. My observation in my neighborhood has been: Houses go up for sale for$230k in April and sell for $200 in August. Several houses (3-5) sell this way there.
I decided to sell last year. I listed my house for 199k in March and sold it in 4 days. My neighbors were actually irked and said I didn't ask enough, but I explained to them there is an intangible of living a certain way while a house is up for sale that I don't like. No clutter etc. People in and out of the house. To me that has some dollar value.
Also, if I did what my neighbors did, I would have been paying 1000 a month mgt pmt from march to august. Let's call that 4k.
So to me I did a few thousand better than the neighbors and only had one open house and my house was on the market for Four Days.
My point is, don't look to make a killing, price your house a few thousand less than what the last few sold for because buyers have that information so that's what they are expecting.
If you have wiggle room to pay off your mortgage at closing I suggest you take full advantage of it. In the end, buyer will buy on price and availability once they have chosen a section of town they want to live in.
The only other thing I can think of is to make sure your house shows up on an internet search. My realator took care of that. It had a lot of info, sq footage, school district etc as well as pictures of each room.
Saves a buyer time if they don't have to drive to see it.
Ultimately houses sold in my neighborhood for 200-203k and I ended up getting 198.
The market and loan availablity is so tough right now. Inflation of gas and grocery prices is eating into many potential buyers savings and the people who have terrible credit as a result of losing thier houses are not able to buy one for many years. |

If you have no interest, the price is way too high.
If you having showings, but no offers, the price is a bit too high.
If you really think you are priced right, there are other problems. Staging, odors, a big deal breaker that you are not seeing (i.e. a 4 bedroom house with little yard for kids to play in).
In my area, well priced homes are selling, and selling quickly. I got a listing from another Realtor that had it on the market for months, too high, didn't sell. I told the seller the price was too high, they finally agreed after looking at the information I presented, and we priced it right. Within a month it was under contract.
Price is king right now and people are shopping around. |

Your house has to be the most desirable home in town. Did you sell or pack about half of the "stuff" you have squirreled away in closets and the knick-knacks & bric-a-brac cluttering walls, book cases & surfaces? Make the place look better than a magazine feature. Less clutter looks larger and allows lookers to better imagine their own stuff there.
Clean -- immaculately clean! Deep clean carpets, clean the drapes and upholstery, clean every kitchen cabinet, oven, fridge, freezer, closet shelf, wash walls and polish woodwork. Once it is the cleanest it has ever been, make sure it smells good! Peach is particularly good for selling a house, so is cinnamon apple -- as if a fresh baked pie just came out of that immaculate oven.
No black! No black walls, doors, shutters, trim. Make sure your house looks cheerful! Yellow kitchen or bath, even a yellow house works well. Get your yard in shape -- and eliminate any junky-looking stuff in the garage or yard.
Take digital photos, load them into your 'puter and be able to send them out via email to queries. List on craigslist & note that photos are available. Also use the photos to make up a color flyer & post on public bulletin boards at laundromats, supermarkets, video store, etc. You need to re-post once a week -- find out what day they clear the bulletin board, and write a list by day of the week who clears what.
Hold an open house "party" for your friends & neighbors. Let them inspect the house, serve some goodies, and offer them a nice gift for a referral that results in sale and closing! Let them take a few flyers & tell them to ask for more if they give all those away. |

If you haven't talked to a realtor, do so ASAP. You'd be surprised how much things like painting a few walls or changing out the cabinet pulls in the kitchen can do. But those things can get expensive, so you really do need to talk to a realtor about which things need doing and which don't. |

Try posting some flyers (with all the major perks of your home) at local restaurants and local businesses that have a bulletin board when you walk in the door.
My wife and I just saw a flyer for a house posted at the local video store that really caught our attention.
