you need to find a good direct lender online. I dont recommend anyone giving thier yahoo email address! To here some say stay local is not sound advise....direct lenders are the best way to go. To say paying a broker or middle man to save makes no sense! ther are sources that get fantastic rates by using the large volume of bussiness to get great wholesale rates from all the major and minor funding sources out there. some companies dont allow employees or brokers to use yield spread to make more money! (yield spread is the intentional raising of your interest rate to get money from the bank for charging you a higher rate!)
there are legitamate reasons for lenders to use yield spread but its the sadest thing to see it be common place! it was never intended for first time home buyers .
there are very few companies that dont allow this greedy practice.
look around online there are decent lenders out there! find the best rate you can get! you will need a preapproval letter in most cases to make and offer

I'm not sure why you say all bank mortgages are rubbish, the only thing I can think of is that your credit isn't so great and they turned you down? If that's the case, you'll have to work with a reputable mortgage broker who has different programs available that might fit your situation. Finding a reputable mortgage broker is the key (they're not easy to find)...try to get referrals from people you already know & trust. |

First, I am shocked to find out from Landlord that my 25 years in the mortgage and real estate business qualify me as a con artist. Woulda thunk it? It does prove the point though, be very careful about the input you get here. It's not all good.
Having said that, let me try to con you, or rather help you draw some conclusuions. First, I can't agree that all bank mortgages are rubbish. In fact, the truth is that the very best loans for home purchase will come through the mortgage banks. They have economy of scale that can't be beat. As a broker almost all my loans end up with a big mortgage bank. Is it a problem with qualifying that is causing you to feel this way? What are your FICO scores? Down payment and reserves? Are your debt to income ratios over 40% ? These
are the factors that determine your loan qualifications. And the current market for well qualified applicants isn't too bad right now. Low to mid 6's on 30 year fixed rates. I don't like ARM's for first timers but there are some good ones around including the FHA ARM.
What you need is a qualified mortgage broker in your state and preferably in your home town. Find out what you qualify for and what improvements you may need to make to meet lender guidelines. Be patient and try not to get too emotional about a house.
There is a lot more to this but I've 'conned' you long enough. Hope this helps. |

There are some honest ones left, you know....like me! It's ok to fall in love with a house just don't make it obvious to the seller. You may lose all negotiating power. Try to always make a lower offer than what it is listed for. Please don't do this by yourself, either. Call a local realtor...a reputable one!
In addition, you can't blame the bank entirely. They ARE there to lend you money so you can buy your home. You do have an obligation to yourself to make sure that the information given to you is true. Do your research! There's almost nothing you can't find on the internet! |

You have to provide more information in order to answer this question. Are you limited in your funds? Credit issues? Limited time at work? If you have any of these issues, the best loan right now available is an FHA loan. You will need to put down at least 3%. (in most cases)
Honestly, the best thing to do is to contact a mortgage broker in your area. Or you can sign up for one of the thousands of online programs that will refer a loan officer to you. I warn you though -- you will get swamped with offers.

As one of those mortgage lenders since 1986 (with thousands of satisfied clients I might add)... I suggest you go to www.fha.com - there is a place called "find a lender" where you can key your zip code & find a "HUD approved" lender in your area. Since Hud approved lenders are audited by the government you can feel safe that they aren't one of these fly by nights that are going out of business all over. I would suggest FHA myself- 3% & seller can pay up to 6% in closing costs. Credit does not have to be spotless.

Never never fall in love with a house.
That's the easiest way to get taken advantage of.
A house is just property. It's not a person. Fall in love with people not houses. If you can't get a normal mortgage then it speaks that you can't afford that house. Don't make the mistake of stretching things to get into a house. The worst thing you can be is broke all the time and no money to do anything to your new home. Believe you me, new homes need a lot of money to make things right. |

If you are in the UK the n just have a look on yell.com for a mortgage broker, make sure they are whole of market (which means they can use any mortgage lender) and give them a ring, make sure you try a couple and that they only charge a fee for getting a mortgage offer in place for you and only want paying on completion (if they charge a fee at all). If they want money up front then do not use them. |

Landlord, shame on you. You should be banned for saying soemthing like that. I have never solicited business from anyone on this site, nor would I. And for the ones that do, shame on them.
That being said, Luscious, get a grip, mortgages regardless who they are offered by are not rubbish. My guess is this, having been in the business for 10 years I ahve heard many people say what you say because they/you are probably not hearing what you want so your are upset with the process.
Get over yourself.
Yes, the best thing to do is find a good mortgage consultant, be they a broker, banker or one that works for a bank. Note that most brokers, like most real estate agents, don't know what a mortgage actually is, so be careful when selecting one, and don't pick the one that tells you what you want to hear.
You are not the boss in the process, though you are the customer. Remember - you have to QUALIFY for the mortgage, not vice versa. Go to a bank, sit down with someone at a branch and go over your options.

Saying that mortgages are rubbish is immature and ridiculous without explaining WHY you feel and think they are rubbish, which would actually give us a way to actually answer your question, which was do we have any ideas... ideas on what?
