Ask what fixtures and fittings are staying, whether the current owners are in a chain, and check the water and gas pressure.
Go around the house measuring and investigating every nook and cranny. Make sure you see it in daylight too.

The condition of the foundation and the roof, those are the two most expensive items to correct should there be problems; also you may want to ask if it has had any water damage in the past. A home inspector will catch most of your worry’s for about $300 do not buy without one please even if it looks super or is not that old! |

pay attention to a smell in the house ... bad smells can indicate some serious problems (with sure, damp, pipes problem, surrounding buildings, and so on) ...
ask about safety in that aria.
If you get a chance, talk to neighbours, they'll probably be more honest than anyone else you'll get to talk to! |

ask about neighbours - parking - nearest shops. check around windows and look careful at the walls i know it sounds silly but when my parents brought their first house they just feel in love with the look then they found cracks in the wall and damp around windows which had be covered. so just inspect carefully lol - hope im not making this to daunting for you - if you have children ask about schools aswell. |

What are the neighbours like?
Why are they selling?
Is there a pub/club nearby? (so it will be noisy late at night) or a school (lots of cars about at peak times and can be noisy but mostly during the daytime, of course)
How close are relevant amenities? - GP, supermarket, sports centre, pub, railway station
How much are the bills per month especially council tax?
How long has it been on the market and what sort of interest have they had? - you can see whether they are likely to accept an offer.
Where are they moving to? - If they have somewhere in mind they will be more likely to accept an offer.
When was the outside of the property last maintained?
What is the position with any shared amenities like shared driveways or entrance halls?
If you like it, visit it at different times of the day like early morning, late evening, weekdays, weekends so you can get a good idea of noise levels and also the amount of cars that will be parked outside at weekends. |

If you get to the point of making an offer make it contingent of having the home inspected by a professional inspector of your choice. You pay them to find things wrong. Have the sellers do the repairs before you close. The electrical may need updating or problems with furnace, air or pluming etc. |

View it first and see if you like it.Does it appeal as you drive up to it?Can you see yourself and your furniture in it? Is it the right size and price?If you can say yes to all these questions then book another viewing where you can ask more in depth questions.No vendor will tell you anything negative about their property(they are trying to sell it!)so maybe you could arrange to take a knowledgable friend/parent/builder with you for the secong viewing to look at it more closely for you.Visit the area at week-ends,after school etc to see if it looks noisy/rough etc.I always call into the local police station if I do'nt know the area and ask if it has problems,they cannot be specific but can give a personal opinion.Good luck,it is an exciting time for you. |

Ask about a home warranty and ask what the builders warranty is if it's been built in the last 10 years. You don't want to get the house and find some problems later (and you will find some) and not be able to go back to someone to have them fixed. Even a new roof can have damaged shingles. I have a friend whose pipes burst in the house the winter after it was bought..why? Improper house wrap....they were able to go back on the builder and get it fixed for nothing.
Other things to look for: water damage, insect infestation (ask about termite bond), heating and cooling issues, funny smells, particularly pet smells because those are expensive to get rid of. Check for copper pipes, these were used in older homes and are quick to corrode and leak.
Make yourself a list, and don't be afraid to ask whatever you want. This is a major investment, and if you have a realtor, they're working for you and their commission. |

open cupboards, look in the loft if you can, check for smells, if something doesn't look right you are probably right

if i was looking it would be fondations, mold ,wood rot , it depends were or buying ,ask if there have been any new work to the house look for the quality of work,the seller will tell you anthing to sell so he can get his or her commision, if its a brick house,bricks suck water ,the roof ,you cant see it from the road,the state of it this gos for the boiler ,how old is it,

Check your neighbours out and what your street is like.
And see if anything is being hidden behind furniture that has been left behind by previous owners. (We found a substantial hole behind a cabinet, but only after we moved in).
