All good tips above, regarding cleaning and neutralising your decor.
Here's another tip: when you move you're going to have to have a good clear out and box up all your possessions.
Why not start now, before your house goes on the market. Chuck out all the stuff you don't want - a local charity shop will take clothes, books and toys, etc.
Then a trip to the council tip with all your rubbish.
Get some boxes and put away stuff you want to keep but won't need for now.
You'll be surprised at just how much more spacious and tidy your house will be. Hopefully, would-be buyers will agree.

It may sound like stating the obvious, but keeping the house clean and tidy for viewings and ensuring it smells fresh (ie having flowers and fruit etc in the kitchen/other rooms. Get rid of as much clutter as you can, store it in a friends house if you need to. Make sure the first impression any viewers get is a well maintained and tidy front to your house, paint doors/windows/facia boards, etc. Have a few nice planters or baskets at your door and have a tidy presentable back garden area if possible. The bathroom and kitchen in particular should be hygenic and smell clean

I sold my house back in 2003. Believe it or not, neatness and cleanliness counts for a lot.

Most people would think that "well, I live here, so people are just going to have to look at my stuff". But honestly, put as much stuff away from sight. People may want to see furniture, but they don't want to see toasters on counters, or dishes in the sink...or the newspaper pile.

All of the above are good answers. I have also heard that you should take down personal pictures from the walls and tables. Customers feel better if they can picture the house as theirs instead of looking at someone else's family and friends.
Get rid of all the clutter. It makes the house look bigger.
clean everything, including windows.
make any repairs now before you put it on the market. You'll have to make them anyway after the home inspector gets done.
Imagine yourself as the buyer, instead of the seller, think of what you'd like to see and not see.

Make sure you REALLY keep on top of keeping your home looking it's absolute best.

*Keep all areas free from clutter and picked up at all times.
*Look for smudges on walls, banisters, and baseboards and clean them up.
*Keep the lawn neat and trimmed as well as any outdoor plants.
*Vacuum immediately before someone comes by.
*Keep air fresheners handy and use them often, or keep scented candles available.
*Closets and cabinets are a big selling point, so keep them tidy.
*If you have untidy neighbors, offer to trim their grass or pick up outside debris. This CAN be done without insulting them.

Just use common sense when cleaning and remember, if YOU don't like how it looks, they probably won't either.

Paint all the walls neutral colors and bake bread or brownies and leave it sitting out people will want to buy a house that smells welcoming. They don't want to see your green wall that you love, they want to see a blank slate that they can paint purple if they want. get rid of all your clutter. Your empty countertops will make the place look biger. Fabreeze! People want the house to smell nice. Open the windows so they see the light. Good luck.

1. Paint anything that looks like it might possibly need painting. Paint in only neutral colors. Use colors that will appeal to the widest variety of house hunters.

2. If you spend money invest in the kitchen first. Great things to invest in include granite kitchen countertop. Again it is very important to choose the countertop that will appeal to the widest variety of house hunters. Consider replacing dishwasher and cabinet facings (doors). If you still have money, invest in bathroom. Most bathrooms need brighter lighting, so buy new light fixtures that give brighter overall lighting. Buy new vanity/ lavatory with new fixtures.

3. In the bath, make certain all fixtures, including all towel bars, match almost exactly, or at least, do not clash with one another. Can't have silver tub faucets and gold towels bars, for example.

4. House hunters will overlook lack of neatness to some extent, but they absolutely will not overlook dirt. You must make it and keep it extremely CLEAN.

Consult a Realtor(R). Studies have shown that "For Sale By Owners" (FSBO's) take a lot longer to sell and typically sell for up to 20% less. Realtor fees are typically around 6%, so you would actually be saving about 14%. They are experts in the market and the art of buying/selling. In todays slower market, you need a Realtor(R) even more.

Try putting it in the local paper with photos and description. You won't need an estate agent and it'll save you £££££££££££'s The things that increase value are bathrooms and kitchens. Just a lick of paint can help, good luck!

don't use broker go to sellmyhouse.com or something like that where you list the house for 200 bucks for ad or so, it'll save you thousands, decorate the house with mirrors to make rooms seem larger, take the mess out to the basement b/c you want to show more room in the house making more clear space, light it nicely or open up shades during day showing how much sunlight there is and put plants outside, fresh-paint it it does wonders.
