Anyone have any advice on selling our house FSBO?
I know that is not the ideal way to sell - we've always used a realtor in the past, but if we do this time we'd lose money which we can't afford. Selling so I can stay home with baby not financial issues so if it takes a while it's okay. Our realtor, who is just going to do the legal stuff for us for 2% thinks we can get 268,000 - should we ask 274,999 to leave some negotiating room? Thanks!

Your going to give your real estate agent 2% to supply a sales contract that was issued by their local real estate association? Because, an agent is not a lawyer thereby they can not advise you on any legal issues that may arise in the selling of the home , they may give you an opinion but they will not be able to act on your behalf in regard any legal problems that arise in the purchase; meaning if a problem arises you will have to hire a lawyer to resolve the problems

In reality you better off retaining an experience lawyer to draft a sales agreement, then take that 2% you where going to waste on that agent and use a flat fee service to list on the mls and offer 3% to buyers agent then , way better then wasting 2% on an agent to supply a sales contract

There is a book called, "How to Sell Your Home in 5 Days" by William Effros. He has a simple way to sell your house by owner without tying it up and taking forever. He says you will get fair market value for the house and if you don't get an offer high enough you just don't sell it. I got the book at my local library. You might check your library if you are interested. One thing I heard on a tv show was to take down any family photos you have. When buyers look at a house and family photos are displayed it makes them think they are in somebody else's house and it's harder for them to picture it as their own. Another thing to do is get rid of clutter. Years ago I heard that a buyer expects a house they are looking at to be cleaner than their own home.

Your getting raped if a realtor is charging you even 2% to do legal stuff. Dont use a realtor use a real estate lawyer, it will cost you a couple hundred bucks, maybe maybe maybe 1200 max but 2% is a ripoff.

Her commission even if she sold it for you would most likely only be 2.5% so your giving her a full commission for making a copy of a sales contract at her office and like the guy above me said shes not a lawyer so she cant even give you any advice.
