Kim Y | Apartment Rental Variance question...? |
The current rent we are paying on our apartment is $779 per month. This is including a $60 garage, and some other $10 fee that seems never to be specified. The market price they have on the internet for our unit is $655 per month.
That means that there is an additional $114 "unaccounted for".
These people bought the property after we had been living here for a year. So, for the last 2 yrs, we have paid this amount, with minor price increases.
Should I ask them about this? $114 per month is a lot of money to flush down the toilet. One further note is that we did renew our rent for another year, and the manager did not "raise" our rent from last years (again, the $114 variance is maintained...)
Oh yeah, and one other fly in the ointment is that WE just paid for new wood laminate flooring that will remain when we leave in about a year. Ours is the only apartment that has this flooring AND is a handicapped unit which = nicely sized bathroom for additional cabinetry, if wanted.
Please advise and thanks!
060310 Additional Details Landlord, such a blunt response! I called the apt mgr, and he maintains that on the internet are "special" rental rates . . . even though it is not stated anywhere that these are "SPECIALS". LOL |

Nothing is unaccounted for. You agreed to 779, currently they are renting for 655, this does not effect you and your rent any more then if the current rent for new tenants was 999, your rent remains the same.
You are not flushing 114 down any toilets, that is your rent. If you are unhappy submit your notice to vacate and rent somewhere else. |

Unfortunately, whatever is listed in your lease as your rental amount is the amount you have to pay for rent. It is true that the apartment owner/manager can charge whatever they want to on similar units. Sometimes instead of letting a unit go empty for 3-4 months they will lower the rent to get someone in there faster. Think about it - it makes sense. Would they rather lose $779 each month it's not rented or lose $114 for renting it at a lower price? When you went to put in the laminate flooring, you should have asked the manager for a discount in rent or split the cost 50/50 at that time. When it comes time to renew your lease again, make your negotiations at that time. If the manager really wants you to stay, he might be willing to negotiate a lower rent, if not, you might want to think about moving...(sorry!) |
