Apartment advice please....?
So my friend and I have been looking into apartments for a couple weeks and have seen three or four and have lots to go. Another friend wants to look at places with me. So I sugguested the three of us finding a 3bedroom, 2 bath apartment. I've found a couple nice ones in our area.
Rent would be cheaper with three people and the utilites would be split in to thirds which is cheeper. We're all responsible and mature 19 year olds. And I really dont have a problem living with a few other people. We're not into partying or stuff like that either.

The only concern is that one of the girls would rather rent a house. Most houses in our area are small, lots with only one bathroom. And all the rentals I've driven past look really small.

I am going to view a few Saturday with the other friend, the orignal roommate is going out of town.

What would you sugguest doing in this suitation. A house or a large, nice Apartment. Thanks!

check the real estate section on your local craigslist.com
they generally have lots of for rent apts/houses/townhouses
you can also contact ppl who are trying to sell their houses to see if they will rent for a year or two till the market decides what it's doing...

One main thing you need to read the lease very carefully and every one who signs it must have a complete legal understanding of what they are signing

Basically you all will be signing an agreement that says all of you and each of you are responsible for all the rent no matter what happens between you

so if one girl wants to live with her boyfriend and moves out, the landlord can hold each of you for the total rent, you can not get along with a girl in the middle of the lease to bad your stuck with each other for the term of the lease

Well a HOUSE brings alot more responsibiliites - like mowing the lawn, paying for garbage pickup, water, heat, etc. which is normally included in apartment rental. I'd go with the 3 BR apartment - see how it goes (1 year max lease). And you better sit down with these girls and figure out HOW you are going to settle disagreements living together. Like, one of you is messy, who cleans up the kitchen, food sharing, etc. Living with other people is NOT easy. And with 3, 2 of you can gang up on the other one ~ which isn't fair. Work these things out before you sign a lease together.

Well with a hosue obviously there is nobody else there but you, you have (generally) your own yard, driveway, you have to shovel and take care of everything yourself (unless its something structrualy wrong then that falls on the landlord)...yada yada...but an apartment you have your neighbors all together, sometimes you hear everything...but at the same time if the apartments in your area are bigger, you might as well go with that. With apartments you have maintenance people that take care of laws, snow (if applicable), anything goes wrong you just call up management and they take care of it...i mean unless you are plannig to buy a house...which i am guessing at this point you are not...then just go with an apartmetn, unless you find a really nice big house. Otherwise rented houses are a pain in the ....

Well, my issue with apartments is always the neighbors. They are closer and you never know if you will end up living next to some ahole who wants to play ICP at 2am on full blast (true story).
With a house, you are not RIGHT NEXT to another person's wall and there is more comfort in that for me, personally.
Also you would probably have a yard with a house. If they allow pets, that would be ideal - to have the yard.

I would want the house. I rent a house now and I've rented apartments in the past. Really nice apartments in really nice areas. I love the house better BY FAR for the reasons I listed above. LOL

It all depends on what you are willing to deal with. A house might be smaller, but you get a sense of privacy. With apartments, you're surrounded by people, and often, you can hear everything they are doing, especially if someone above you has hardwood floors! Personally, I could handle a smaller place if it's got privacy (and maybe even a small yard to hang out outside when it's nice?) versus living in an apartment, but its what your preference is.

In your situation I would suggest an apartment. That way you guys wouldn't have to worry about yard work, and you would surely be able to get more bathrooms in a newer apartment building. Also, apartment complexes often have other great amenities that young people love, like pools and fitness centers.

Keep in mind that with a house you may be responsible for the yard work. In Alabama, most house rentals cost more than apartments and you have to have a guarantor if you are under 21. Also, be sure that all of the girls are on board because once you sign the lease, you are all equally responsible. If one of the girls is not happy and leaves, then the other two will have to front her rent until you can find another roommate.
I would go with the apartment, but it also has some downfalls. Neighbors, bad parking, some do not allow pets...
It depends on your situation.

I am a leasing professional in my area and have been for over a year.

I am also in school and live in an apartment.

I have found it easier, while studying different management techniques and what not, that whenever you rent an apartment, maintenance is done faster and more efficient.

If you were to rent a house, not only would it be smaller, you would most likely 9 our of 10 times have to fight to get your AC fixed if it were to go out...or any other problem for that matter.

Also, if you are going to be spending hard earned money on rent, why not get more for your money?

I live and work at an apartment complex and things run so smoothly on both ends.

no complaints here.

however, my friends who rent a house now are fighting with the landlord for her to fix their ac that hasn't worked since September...

Ssooo....I would definitely choose the apartment!
