Apartment move-out and move-in!!!?
MOVE-OUT:

Do we really have to ask our apartment manager to walk through with us before we move-out of our apartment? Then, after walking through with us, can we really ask them to make a writting note that says the apartment has been cleaned as an apartment rules/laws? By personal experiences, do people really do those kind of steps as i asked above before they move out of their apartment?

MOVE-IN:

Do we really have to ask the apartment manager to walk-through and inspect the new apartment unit that we will lease a fews day before we move-in and sign the lease or on the day we move in?

Please help i am really confused about it. Do we really need to be as strict as like those questions i asked above before we move-out and move-in to an apartment??? What exactly and normally do people do before they move-out and move-in to an apartment after they already pay for an application fee and put a security deposit but they haven't signed the apartment lease?

You should always, always, always do a walk-through with the landlord or manager at both move-in and move-out.

And document everything in writing. Without that, you have no proof of the conditions of everything.

My walk-throughs upon moving in take an hour, and are conducted just before signing the lease. The lease-signing can be used as an incentive for him/her to have patience -- you're all there on-site for the signing, so it's almost a done-deal; since he/she wants to get the matter finalized, they're usually going to just deal with your thoroughness. I look at EVERYTHING, and write down even minor things -- move from room-to-room, looking at carpet and floors and doors and walls and ceilings and bathroom fixtures. If the landlord insists on filling out the information on a standard form, I make sure I have a clipboard with blank paper and likewise jot everything down, then compare each item with his/her form to confirm he/she got it right. Only then will I sign the lease.

Without doing something like this, the landlord could later claim I caused any damage and wear, and thereby deduct money from my deposit. I've had a couple over the years try to claim that some damage was caused by me, but they had forgotten about my thorough documentation -- and of course relented when they saw the reminder that they had "signed off" on the problem when I moved in.

TRUST me, this is well worth an hour of your time.

Move-out: Yes. I even take pictures. Some places will rob you blind and if you have no way to prove them wrong, you have to pay.

Move-in: Yes, because you want to ensure that you put items on the list that are damaged to ensure you're not charged when you leave.

yes, you really do unless you want charges when you move out that you don't think you should be paying for

you should take pictures and write out a move in inventory form when you move in (keep a copy and send one to owner)and when you move out bring the form and pictures with you.

don't assume because you will pay rent on time and not cause trouble you will get your deposit back

you need to do those walk throughs for your own protection. This protects you against the apartment manager saying that you trashed the place and didn't clean, thus not getting your deposit back.

It protects you on move in - because if there is a giant spot on the carpet - you want that documented so that when you move out - they can't hold it against YOU.

It's for your own protection - even if the land lords do not require it.

if you dont do a walk through any holes or stains you could end up paying for if you dint have one done when you moved in now when you move out if you dont you are crazy cause all damage he will make you pay for it and their goes the deposit

You should be present for all walk-throughs, move out and move in. This is for your benefit as well as your landlord's. At the property managing company I used to work for I always told tenants that the check-in inventory was of things we'd found - stains, scuffs, doors not closing properly, etc. They had, as stated in their lease, 14 days to notify us in writing of things not on that list. Upon moving out, that original check in inventory and any notations made in that 14 day period was the basis for comparison.

Let's say you move in and the landlord gives you the move-in inventory. If in those 14 days you notice that there's a burn mark on the carpet that wasn't listed on the original list, but you don't tell the landlord, he won't know it wasn't your fault. When you move out, that mark isn't on the original inventory so the landlord is within his rights to charge you for damage to the carpet.

Read your lease to see what the window of time is to notify the landlord of things not on the original list. Photos are fine, but make sure you get a set to the landlord otherwise they'll not be able to tell when the damage occured.

It's to protect yourself. If you don't have them sign off on the fact that you cleaned your apt. properly and on any damages, they will try and charge you later or take money out of your deposit to pay for these things. Same thing when you move in, note anything damaged and have them sign it, so you don't get charged for the damages, when you move out! Be sure and keep a copy for yourself!

Unfortunately this is when they have you by the balls. I would just sign the lease and enjoy Christmas. After all they are giving you their place to lease. They are in charge and can write the lease any way they choose to. We have to be at their service. best of moving. I just did it and I will never move again. I would recommend you doing as I have done and buy your own place. Then you do not have to ever worry about a stupid lease. best of luck moving and signing.

moving out answer-Only if you care about getting your deposit back. 90% of apartment places keep your deposit- even if you clean it really well and they will even try to charge you on top of keeping your deposit. Take pics just in case of how you left the place though.
moving in answer- yes you should do a walk through with the landlord and write down ANYTHING that is wrong with the place so they don't try and charge you when you move out. And take pics forsure as well!!
