Anna Simon | Apartments without Refrigerators, Why? |
My husband and I are trying to find apartments in California because we will be moving in a few weeks for his job. We currently live in Missouri.
Nearly every aparment listing we find doesn't include a refrigerator. This was something that we sort of assumed would be included with the apartment like a stove is.
What is a realistic reason why the property owners would not include the refrigerator in the apartment? Additional Details Most places offer us the option of renting fridges from a 3rd party. Once place recommened a company that charges $30 a month. We will probably go to Home Depot or Best Buy. Thanks for your contributions! |

Because they are cheap and most people put them in and leave them behind for the landlord to sell and make money.
I am a landlord and always supply a good refridgerator.

That is just how it is here. It is one less thing for apartment owners or managers to have to repair so a lot of places don't have appliances. Sorry. Welcome to California though! Try Lowes Hardware or Circuit City! Or Fryes Electronic Best Buy |

Well I've lived in many apartments in California, and I've always lived in a nice area, not the cheap places. But the point I'm trying to make is they have NEVER included a refrigerator. All they've included is a stove and a sink, the rest is up to you to buy. But I don't know why they've never included it, though it's not because of cheap apartments, because like I've said I've always lived in nice apartments and they have never included a refrigerator. =) |

As a real estate appraiser, refrigerators are considered personal property and not typically included in the appliance package. New owners tend to have to bring their own and new tenant might fall under this category also. On almost every sales contract I see the appliances are listed as personalty included with sale and refrigerators aren't usually listed with the range/oven, disposal, dishwasher. It's weird but true.
Probably just like a washer & dryer aren't always included. |

Some LL put all of those appliances in to make it attractive. Why should they, however, when tenants constantly ruin them? That is just extra money down the drain. Most tenants don't care about the LL property and won't take care of it. This is obvious when a LL buys a brand new rug and a year later it is pulled, stained, and ruined. Because think about it what is more likely to break down first a stove or a refrigerator bingo a fridge they don't want to be responsible for the repair cost or for the cost of replacing it. when my hubby and i lived in a apartment we had a stove and fridge that came with our apartment i was constantly calling the landlord about the fridge now that me and my hubby have our own rentals we decided that the tenants will be responsible for there own refrigerator and stove your best bet will be invest in your own fridge and make sure to get an extended warranty and insurance they offer this kind of thing at sears personally if i had to do it all over again i would never want an apartment that includes a fridge unless i knew that it has been there for no more then 1 year the older the fridge the more problems you will have. room temperature milk does not taste good especially when you just take it out the fridge. |

A lot of tenant have their own; have you asked the landlord if they have one? They may have an extra stored and will let you use it.
Sometimes a fridge gets old and ratty looking and I take it out to make the apartment look nicer.
Also if my rentals don't have a refrigerator, it's one less thing to worry about getting broken/stolen/dirty. A cheap used one should run around $200, go get your own. |

That is absurd. You have to have a stove, sink and fridge. They might not put it in because they are not allowed to have a legal apartment. |
