My boyfriend and I are starting the process of buying our first home. I have a bad credit score (although I have cleaned up most of my debt, the damage I did a few years ago in college still reflects poorly on my score) but my boyfriend has a very good credit score. Since we both want to be on the mortgage and want to be joint buyers of the home, both of our credits are going to be run and I'm extremely nervous that my poor credit score is going to ruin our oppurtunity to buy our first home. We both have been at our jobs for a long time (me 3 years and him over 5 years) and have steady income however. Our combined income is about 80,000.
I guess I just would like some advice from some people who have been in similar situations to mine or some mortgage professionals. Will my poor credit and his good credit balance out? I'm very paranoid about this. Thanks. Additional Details I didn't ask for advice about what to do if we split up. We are getting engaged soon and plan on being married within the next 2 years. |

well depends on how much mone you put down
if little then you can go with the FHA mortgage which has a no score requirement. You cant have any credit lates in the last 12months though....
with 5% or more..they will take the lower credit score of any borrower on the loan. |

With recent stricter credit requirements, I think there is a good chance your credit will affect getting the mortgage. At the very least, you will end up paying higher interest or more points or requested to put more money down. I think it's good to get pre-approval from some mortgage co. This means they will run your application through before you choose a property and see what you will qualify for. If your credit proves to be a problem, then your boyfriend will have to try to qualify on his own. |

I worked at a credit company that ran credit for mortage purpouses. In my experence what loan officers usually do is they pull both credit but if one is higher then the other they may put the person with higher credit as the primary and the bad credit as a co signer. Sometimes they will just go with the higher credit. What I would recomend is to wait for your credit score to go up. Sometimes that only takes as little as 3 months and then yous will shoot up. If you just cleared your debt then your next few months your score will go up. Depends on the type of debt. |

I would recommend letting the boyfriend apply for the loan. If you should have a falling out, you are free of the burden of dealing with the home. You might be surprised to learn that a lot of married people end up selling the home during a divorce. The financial burden of 'splitting' the deal ends up in having to sell the home.
For yourself, take some time to continue to clean up your credit. There are lots of do-it-yourself websites as well as service providers out there to help you. |

No, your credit will not "balance out" - your poor credit will drag his down and you will be paying higher interest rates. Stable work history helps, but you don't say if you have anything to put down, and hopefully you are saving every penny for a down payment.
Before you assume that this is really bad, talk to a few local lenders in your area. Hopefully you will find a good one (ask friends and family for recommendations) and they can walk you through the process. A good lender will tell you the truth about what you are facing, not sell you a package that makes them the most money.
Even if you cannot be on the loan, your name can be on title.
One piece of advice, while everyone is happy and in love, get a legally binding agreement of what will happen to the property if something happens to one of you, if you break up, or if you get married. This inexpensive piece of paper can save you alot of aggravation down the road. |

Don't lose hope if you're looking to buy a home. There are so many different ways to fund a home now, just about anyone with any kind of credit can get into a home, regardless of credit situation.
Of course, some will cost you more money in the long run, but a home it's still one of the best investments that you can make, so, in many cases, it's worth it, especially for the first year of ownership.
You should shop around, and ask different lenders what kind of programs they have, and if they can help. Try to find a lender that specializes in bad credit mortgages. You can find some bad credit mortgage lenders listed on this page on and off:
