FHA closing cost will be lower. They cant charge so many fees. The mortgage insurance he is talking about is added to you loan so you dont pay it upfront.
FHA rates are lower then conventional rates, so the difference in the yield spread (back end money to the broker) from a fannie mae freddie mac product, plus what title companies and lenders cant charge you......
There is normally enough money for the lender to pay the 1.5% fee. If they are not doing this for you, they are just pocketing the extra cash.
Call at least 10 local brokers. FHA is always cheaper. Anybody that says im wrong is lying, or worse they dont know what the hell they are doing. |

Generally closing costs for an FHA loan are higher. FHA requires an upfront mortgage insurance premium which is 1.5% of the loan amount. An appraisal will also be more expensive. FHA appraisals run about $100 more than regular ones. As far as the other poster said concerning Origination, you need to worry about origination and yeild spread premium. The lender you work with makes money on both. Usually they try to make 2% on a loan 1% in yield spread and 1% up front in origination. |

Lower. And with FHA you can ask the seller to cover some of the closing costs. We only had $1500 out of our pocket to buy our $90000 house- no joke!! |

Out of pocket has nothing to do with closing costs. When the seller pays your closing costs, you just end up with a higher purchase price. Most FHA closing costs I have seen are higher because they will make you pay PMI up front. |

With our FHA mortgage the seller was required to pay the closing costs...we had zero out of pocket. |

it depends on your credit score the type of loan has nothing to do with your closing cost. Try not to pay for than 2 to 3 points orginination |
