They went up 1.3% in December. It might be worth waiting a month or so as interest rates are expected to fall which would be good for mortgages.

House prices are not falling.

The rate of rise is falling.

We were told in 1980 that houses were over priced - a 3 bed semi was about 40K then

again in 86 it was predicted a slump

In 1989 we were told the same thing, a 3 bed detached house in Hillingdon ( nice west London ) was £70K

3 years ago we were told the same thing, the headlines were "house prices peak - crash imminent" my main house has gone up by 300K since then ( a 20% rise although i admit I've done work on it)

House prices are driven by peoples ability to pay, not by the value. While unemployment is low and people can meet thier mortgage payments, house prises will stay strong. The thing that will make house prices fall is mass unemployment or interest rates to go over 10%. I think you would be waiting a long time if you wait for that.

The market often goes through temporary glitches where people try to talk prices down. It doesn't last because new money ( either imported or through job creation ) fuels sales again.

If you can afford to , i woud say buy now.

my advice, do it now, and quickly as houses didnt sell too well the last couple of months (not in this area anyway) and offer about 10% lower than the asking price! good luck, i think by feb things may pick up slightly, so be quick x

In some places outside London. But in London, there are static or rising less fast. Many rich Russians, Indians, Slavs, etc., still coming and buying in London.

House prices are falling in some places, and rising in others. The housing market is not something that can be watched over the course of a few months and applied in a country-wide speculative statement of whether it's up or down.

If you're in a position to buy, and you find a property that suits your needs, within your budget and that you like, buy it. Otherwise you'll forever think of it as the one that got away.

A substantial correction is coming...i'm amazed that prices havent already fallen off a cliff...if you look at other indications of the health of the property market such as the share prices of homebuilders and commercial property companies things look quite bad. For example if you look at the shareprice of Taylor Wimpey (the largest uk homebuilder) it has fallen from 570p in May last year to 150p level recently - a fall of 73%, Barrett Homes has fallen from 1300p in Feb last year to just over 300p recently - a fall of 76%. In the commercial area (office buildings etc) shares of Land Securities have fallen from the 2300p level in Feb last year to the 1400p level recently - a fall of 39%, similarly British Land shares have fallen from 1700p level last Feb to 900p level recently - a fall of 47%.

Generally, these are taken as leading indicators of the UK property market...so if these are anything to go by...its probably worth waiting until prices fall....a lot...not a little! If you cannot resist the urge and feel the UK property market is good value...then you could always buy shares or call options on these and similar companies as these have already discounted a fall in UK property to a great degree...UK property seemingly hasnt discounted UK property yet...something isnt correct...either the financial markets are very wrong and these companies are too cheap or UK property is too expensive...you can decide which is correct.

In our area we have seen a definite reduction in house prices - but who knows for how long!! I think as everyone else has said it depends on where you live. Watch your house prices for a while near your area and judge for yourself.
