There are a lot of homes in Northeastern, PA that can be purchased for $50,000 or less. There are a lot of small towns (of course everything is called a city) with decent housing for that price. It isn't a major metropolitan area, but it is about 2 hours to Philadelphia one way and New York, the other. The reason the housing is so available is that there is a large elderly population, who are dying off, and the relatives have scattered to major metropolitan areas. It is a nice place to retire and a great place to raise a family. In the town where we live, there is still a downtown shopping area, believe it or not! A fifteen minute trip up the highway gets you to a large mall, Walmart, Sam's Club, an arena where there are all kinds of events, from minor league hockey to arena football. There is a ski area within 20 minutes and a minor (AAA) baseball (Yankees) team stadium. We get all the big name concerts too. There is one town, nearby, where you can get a house, in decent shape, for $40,000 or less. However, that town doesn't have a shopping area. If you are handy and don't mind some minor repairs, I've seen houses there go for as little as $25,000.
We retired here and bought our home for $75,000. It has a modern kitchen with built in dishwasher, etc. 1 1/2 baths, new energy efficient windows, central air conditioning, a large level lot with a couple of wonderful trees. It's not a huge house, about 1,300 sq. ft., but how much house do you need, besides three bedrooms, living room, dining room and kitchen. There are hardwood floors throughout, although the bedrooms and living and dining areas have wall to wall carpet over them. Yup, it's a bargain place to live and, after years of living in major metropolitan areas, I must say, it's nice to feel safe walking the streets after dark.

There are places like that, but the houses are not going to be in very good shape, nor will the surrounding houses. Is there a reason you are looking in that price range? If you are trying to stay in a certian payment range then there are ways to get more house for the payment. You will need to research different mortgage types and see which one works best for you and/or your family. I am a mortgage broker...
