Are there nonprofits that will accept donation of a house?
I own an elderly family members house and want to donate it to a nonprofit. There is some equity, but there is also a mortgage. Are there any nonprofit organizations that will accept donation of a house with equity, take over the mortgage and let the person in it live out thier life? It seems like a good chance for a nonprofit to get a property at a decent discount and without the need to make repairs (like at an auction).

I would contact non-profit organizations in your area. That is most likely your best bet. With a mortgage on the house however, you may have difficulty finding someone willing to take it over. If you have large churches in the area, sometimes they will take house donations as well. I don't know what area you're in, so it's hard to know what charity and non-prof organizations are there. Ultimately, it never hurts to ask. Another suggestion is perhaps asking a church or another religious organization if they have a family in need that could rent the house at a reduced rate. That way, they could help pay the mortgage off and the organization might be willing to pick up the slack. Ex. Rent for $400, the payment is $600. Someone might be willing to pick up that $200 tab.

Try Habitat for Humanity. I don't know what the requirements are or anything, but calling them or emailing them can't hurt.

You would need to contact area private universities, private schools (the bigger ones are better) and ask to talk to somebody who manges their Endowment Trust Fund. And ask them you'd like to donate your home while retaining Life Tenancy. If they show interest, then tell them how much the house worth and what the mortgage is. If they say they can't take the house with the mortgage, then ask them what they suggest and if there is anybody else who would want to take it. I'd stick to the known private schools or universities because they are more likely in good shape financially and they heavily rely on private endowment for funding. So, they are more likely going their way to meet your needs (hopefully).

check out goodwill industries. they take cars, boats and other major items, it seems they would take a house...I dont know about paying a morgage though but it wont hurt to ask :)www.goodwillindustries.org or goodwillindustries.com

Start calling the larger non-profit organizations. Depending on the equity and the condition of the home will be the key for that consideration. Also call your CPA for the tax benefits, I believe you can carry the deduction for 5 years if need be.

Put a reverse mortgage on it, give the folks living in it a life estate and then donate it to the charity of your choice.

The reverse mortgage will clear the old mortgage (and the monthly payments) and might even give the folks living in the house an additional monthly income.
