Are these home buyers legit?
Has anyone ever had a home bought by one of those companies that claims they will buy your home whether it is ugly or not, very quickly, usually within 10 days?
Just curious if any one has ever done this and I would like to know if you got what you wanted for the house.
My husband and I want to buy a new home but first we have to sell our existing home.

Since I own "one of those companies" I can assure you that it is NOT a scam. You present me with your house for sale, I'll make you at least two offers. At that point you decide if either of the offers suits your needs. If it does, we proceed and everything is done just as if you'd used an Agent (but w/o the commi$$ions). If not, you're free to handle it any other way you see fit.

I don't understand the animosity toward investors like me. We do not "take advantage" of people. Frequently our sellers are, indeed, facing financial difficulty and need to sell quickly. There are many reasons for this including, but not limited to, foreclosure, divorce, estate settlement, job loss, job transfer, two house notes, ARM payments beyond what they can pay, etc. We provide solutions, nothing more, nothing less. It certainly beats foreclosure. Please remember that no one can FORCE you to sell your house. The lender, however, can (and will) foreclose on the house, forcing you out and ruining your credit. Just so you'll understand, when I'm able to get someone out from under the burden of a house they no longer want, they are very grateful! I still get Christmas cards from some of my clients because I was able to help them out of a tough situation and let them move on with their lives and save their credit.

BTW, I make FULL PRICE offers for houses that are in move-in condition every day. Houses that need extensive repairs I will only pay 70% of the ARV (after-repaired value) INCLUDING the repair costs. That's the only way I can make money on that type of house. And I have no problem telling all of my sellers that I intend to make a profit. I'm not a non-profit organization. From the outside, most people have no concept of the costs of rehabbing a house. There's the purchase price PLUS the costs of borrowing money PLUS the holding costs (taxes, utilities, etc.) PLUS the unforeseen cost of problems (and there are ALWAYS problems).

If you want to sell your home for way below market value very quickly, yeah, they are legit.

They will buy your home but their intention is to turn around and sell it quickly for a profit. In order for their business plan to work they have to pay significantly less than market value. The situation is less than advantageous for home sellers especially if they are in no despearataion to sell their home. Take your time and go through the normal avenues to sell your home and you will realize a much more attractive gain.

Use a realtor.

That bieng said, it doesn't hurt to call a couple of the numbers and ask them to make you an offer. DON'T tell them if you have a mortgage. They can find that out anyway, but usually drives how much they will pay. They normally pay 60 to 80 cents on the dollar. A real estate commission is usually 6%. Do the math. If you know how much your house is worth then by all means get as many offers as possible. Just don't accept anything you feel is too low.

its legit however they like to buy distressed houses and then fix them up and resell them for a much higer price. Now is not the right time to try to sell a house though.

A real estate agent is your best bet because they have a code of ethics they follow. Also it is safer.

They are legit but they will low ball you. Because they feel they have you in a pickle.

Try to find out what other homes have sold for in your area. you may want to advertise for sell by owner. This will get you a lot of interested buyers. Maybe you may be able to get full value. If you are getting a good deal on the house you want to buy, you may give some of the savings to the person buying your home.

No, they are not legitimate.

They are people who bought "carlton sheets real estate" or "ron legrand real estate" products off TV INFOMERCIALS.

You are dealing with somebody who plans to make a 30% profit off of your house by manipulating you.

Either they want to "lease purchase" your house, which means rent it, while they find a seller. Or they want to sign a "option contract" which means you cant sell your house under normal conditions, and you are restricted from selling your house if a buyer is found from the scam agent. ALso they can just cause delays.

These are people who bought an infomercial product and want to make a huge profit at your expense.

let me ask this- why must you sell this home to purchase another? there are several creative lending techniques to where you can own both and still qualify for a good rate. I d like to know more like which state your in and how much your needing to finance? I can help you I am sure.
