We are presently selling our home and we have a hot tub and whole house generator that we are including in the asking price. Do these items play into the appraised value of the home. If they don't, we will probably either take them along or sell them as a separate item if the buyer wants them. Thanks for any info. Additional Details Thanks for the answers. I should have been more specific on the generator. It is hard wired into the home and has its own circuit breaker that feeds into the original breaker. It could be removed but it would cost about 500.00 to have an electrician reroute the wiring. Thats why I thought it would be a fixed addition to the home. |

You can not charge more for them if you include them in your homes listing. In fact you need to specify in the MLS they are not included, because normally fixtures are. |

The hot tub is not part of the appraised value unless it is 'built in'-not one of the modular units you can carry out the door. Same as a fridge, washer and dryer, etc.-those aren't counted.
The generator-if it is permanently mounted and wired in-also should not be part of the appraised (taxable) value of the house.
However-for SELLING the house-these are considered 'upgrades', like new roof, new paint, mowing the yard...so a good agent selling it for you would stress the 'upgrade'. When it comes time to negotiate price, because it sounds like these are removable...instead of knocking down the price of the 'house', you can 'remove' these items and deduct some of the cost to lower the price...a sales gimmick. Same as someone selling a house 'with' or 'without' appliances...makes you think you are going to save money but you forget you have to go buy new ones! |

You have to be clear in the sales contract whether or not they are included. They will not add much to the appraised value, however. |

Appraisals are subjective, you will have to just wait and find out. Even if they aren't figured in they still can add value. Value isn't always reflected in price, what maybe of value to me may be a liability or added expense to others, esp the hot tub. The generator is a nice feature, but you will probably never get back what you paid for it. |

The two items you mentioned are going to be considered permanent fixtures, and will be expected to be included unless you specifically state upfront that they are NOT going to be included and removed by you before you leave the premises.
Both items will add value to your house, but nowhere near to the extent that you paid for the items. You should be guided in your decision by comparing other houses similar to yours on the market. If, in your area, these items are normal and expected, then leave them with the property. If either or both are unusual to your type of house, take them with you. But be certain that you clearly specify to any potential buyer that they are not staying with the house. |

The rule is, if it is attached to the house, it is part of the house and part of the sale.
So I would say yes to the hot tub since they are hard wired in, and don't have a drop cord to plug in.
And no to the generator since they do plug in and can be unplugged and taken with you. |

Anything you have shown as part of the home to a potential buyer is part of the sale of the house. However, many people remove things. It is up to the buyer to ask. The buyer will get a final walk through before buying. I would ask your realtor to tell the buyer's realtor in advance and avoid confusion. |

It all depends on the market you're in. Do most of your neighbors have these items? If so, then you should leave them. If not, then they are probably not going to help you get a higher price- however, they might make your house more attractive than one that is priced the same but does not have those ammenities.
When a real estate appraiser comes to value the house so that the buyer can get a mortgage, those items will be considered personal property and not valued as part of the house.
Only leave them if you think it will help move your house faster. |

I don't know about the generator, but, we just sold our house and the appraiser said that the hot tub could not be added the the appraisal. Maybe a separate sale if they new owners want it. |

Hot tub could be included in value (though wouldn't add very much), not the generator since it is easily removed. I assume it's a move-able hot tub in which case would add minimal value- but may help to sell faster.
If you added them as included in the listing, then you have to include them. If you're going to take them, then have your agent change the listing so that someone who has "hot tub" on their "must have" list won't bother looking at your house.
Whatever you add to a house, you usually won't recoup the entire value. So if you add built in cabinetry that cost 10K you'll only see a return of maybe 5-7K. That's just the way it is. An appraiser won't say "oh 6K hot tub" and add 6K value, they add $500 or something minimal since a moveable hot tub is typically considered to be personal property. |

Talk to your appraiser. It may be different for each house, and according to various local customs.
Also, you can list the house any way you want, and let the chips fall where they may. We looked at a house that could be purchased with or without furnishings, and the furnishings could be purchased with the house, "by the room." You just need to take the time to be explicit when you write up the offering. That particular house had a list of "by room or by item" prices separate from the contract, so I could have gotten the sofa or chair and not the other pieces.
As it happened, we didn't buy that house, but rather the one two houses down. The fellow who did buy the house had his own bedroom, but replaced his old stuff with the nice living room/dining room and spare room furniture.
The point is, it really is up to you how you want to do it. |
