you can get the house IF you have FULL TIME employment. If it's part time then you will need 2yrs MINIMUM.
if you put 20% down...then they will not verify income...but verify employment.

First of all you have to do a few things first.
You have to determine what your spending out now on rent.
Figure out all your overhead... light bill, phone, water, garbage, etc. if some of that is figured into your rent then you'll have to find out what those amounts are..... Figure in Home owner insurance, that's usually about 250.00 per year. Break that down per month.... I don't know what "Mid Score 700ish" means. or is....... but look at what your paying out.....and weight that against what is coming in, and then you should have a total..... now subtract the smaller amt. from the big amount. THAT'S WHAT YOUR GOING TO BE SPENDING FOR A HOUSE PAYMENT.
Example:
Based on if your Expenses Are: $ 600.00 per month
and your income ( for part time employment), is $ 1200.00
Then the difference is : $ 600.00 and that would be your house payment.
That's how we figured ours, when we purchased both of our homes. We paid our home off last yr. It was on a 12 year contract, we paid it off in just under 10 years. And now that we've been paying ourselves that $$ we'd normally of sent in for the payment, we are almost ready to re-purchase a 3rd home......
Remember to keep in mind the taxes, and insurance, and maintenance ..... all those things not covered when one rents.

Call a reputable mortgage broker. One that won't make you feel stupid because you aren't a mortgage broker. There are loans out there, FHA has just come up with a great plan to help first time buyers, you will, in this new market, need to show you income. NO more stated for some time to come (if ever again). Well Fargo just presented the new FHA plan to us. (not the so called bush bail out). ANY FHA approved lender can offer it to you. If you are serious about getting into a mortgage, take that first step and call a lender. You won't know what you can do until you try!! Good Luck and God Bless |

Do yourself a favor and finish school.
Lenders want 2 years in the same line of work.
Do you have a large downpayment to make your monthly payments and rates low?
If not I would wait until school is done. It's stressful enough to buy a home, let alone while in school full time.
Your scores are great. Good Job! Keep them that way!

with a minimun of 10 5 down it should be no problem. If you have enough income to make the payments and can prove it then yes its very possible and a 700 score will get you a great rate! contact a good mortgage lender to get a quick answer they can should be able to preapprove you quickly if you meet the guidelines! the only small issue that mey need to be addressed is the term of your employment. If you both have jobs waiting or something like that that would help you considerably in the approval

I'd recommend putting 20% down - you'll avoid PMI that way, and that can be QUITE expensive.
If you can get a loan, go for it! |
