The lease is up at the end of October, and we are currently buying a house with the intent to move in during August. We were planning on paying all of August even though we will be out the second week. We were looking for another place for when our lease was up, but we came upon the new house earlier than we had expected. Are we responsible for paying the rental lease through the end of our lease, or is there an exception since the landlord could sell the property and we would only have 30 days to vacate anyway? |

Your lease contract is valid. You owe until the end unless you work something out. Generally 2 months rent is the normal buy out.
His selling is not related to your lease and if this ends up in court the judge will ignore it. |

How do you know that you will have 30 days to vacate? You need to talk to your landlord about this. You are responsible for the lease that you signed, unless your landlord does not care, which is probably not the case.

Read your lease to see if it contains a lease break fee, if not you will be liable for the rent until the end of the contract in October, its immaterial in court that the condo is for sale
Now in reality under a duty to mitigate the court will hold you liable for rent until the landlord finds a new renter for the condo once you move out,
hence best bet is to try and negotiate a fee to terminate the lease early if the landlord refuses, then you are legally on the hook unlit the landlord re-rents the place |

If you have a valid lease then the new owner would have to honor that lease. You have the lease no matter who owns the property (unless it gets foreclosed).
But the owner may prefer that the property be vacant. Talk with them and see what you can work out.

State laws may differ, but at least where I live, your lease stays in effect even if the home is sold.
On the other issue, if you choose to move before the end of your lease, your choices are usually to pay the penalty for breaking it spelled out in your lease or to pay the rent for the remainder of it.
I closed on a house last November 1 when my lease ran through December 31, and having that nice window allowed us to clean up and work on the house and get it painted before we moved. It gave us time to move our last odds and ends out of the apartment and plenty of time to get it clean. It might have cost a little extra but the benefits were well worth it. It would have been much more stressful if we had been in a time crunch to clear out of the apartment and get into the new house. |

Your contract should have that in it. Look for the amount of time you're required to give notice. Most contracts have a 30-day notice clause. Since you're moving to a house, that makes it even "easier". Most people who move from a rental to a house are "forgiven" the remainder of their contract. Just make sure you give the proper notice - you can do it by sending a letter with your rent check or by sending a certified letter (some people get offended when you send a certified letter, so use your judgment on this one).
