Are we stupid!????!!!?
Me and my boyf are buying a house, we have a mortgage set up and about a 50% deposit. I have been obssesively looking at flats in my area and there has always been one that I love.

Before yesterday I have not viewed any flats..

We went to see the one I have had my eye one yesterday and put in an offer - 200k - asking price was 210k reduced from 225k I has been on the market for about 5 months and it needs a fair bit cosmetic work

We both love it, we are happy to do the work, but are we mad to be impulsive - I think that is my question. x

You have a 50% deposit? I'm impressed! No, you're not stupid. You are right to be concerned. It's a lot of money and a very big decision. If it is what you want, then buy it. Check it out thouroughly, however, and have it inspected for hidden damage before you buy.

Not at all, when you walk in somewhere it's either right or not. I hope it all works out for you both and you're very happy in your new flat.

Just make sure you get a surevyors report!

If there's any major works, haggle them down again.

Look out for Asbestos, and Subsidence on the report!! This can reduce sale costs up to 20,000!!!

Don't worry, if you put the work in, it will be a fantastic place, but don't forget what strain DIY can put on a relationship, especially when you are both working full time!!

Make a deal with eachother that every 3rd weekend or so that you will have at least a day off from DIY to spend time together!!

And try not to be too lazy, or bossy in comparison to the other half!

Save your sanity and have a decorating party with your mates! Get a few pizzas in and a case of cold ones, and paint!! (You may have to return the favour though)

No your not mad. If its the place you love then go for it.

If the guy had said to you "200K and its yours", the chances are you would have gone for it anyway.

No you're not mad, any place that you buy won't be decorated to your taste. My mum and dad bought a place that needed a new roof, rewiring (it had the old round pin plugs (England by the way)), a new boiler (it had a wind up clockwork boiler), woodworm treating, and a new damp course. They bought it 20 years ago for 34k and just sold it for 250k.

They bought it because it was big and they loved it, now all us kids have left home they need a more manageable place. But we were extremely happy there. They bought it because they loved it,.

Not mad at all!!! Sounds like you're getting a good deal, if you get them down 25k from original asking price.

Remember this, that property investments are the best thing since sliced bread and that this is the most popular form of retirement planning ever as opposed to pensions.

Speaking as a qualified financial adviser I think that you've got a great deal and that in a couple of years you'll make a huge profit on your investment.
