yes. Unfortunately in life there is always going to be a winner and a loser. I invest for the future of me and my family. It's not my fault someone lost their home. If I can purchase if and make a profit, I will. You can feel sorry for someone and still do the right thing for your family. |

There should be nothing wrong with buying a foreclosed house as long as you make a full and complete inspection of the property. Many foreclosed houses are in very run-down shape as the owners probably ignored maintenance since they knew they would lose the house. Also, a significant number of folks basically strip the inside of the house when they move out.
As the previous answer mentioned, change all the locks. |

absolutely, foreclosures are a good way of getting a more expensive home at a cheaper price. Or you can buy it and then hold onto it until the housing market gets better and sell it for a nice profit |

I bought my house while it was in foreclosure. The previous owners were getting a divorce and once the separated, they both refused to make payments on it. They put it on the market with a ridiculously high price (like $30,000 more than it was really worth). Needless to say it didn't sell, so eventually the mortgage was 6 months past due. The bank had already sold the loan to a company that just buys bad loans and processes the foreclosure. The owners made one last effort to avoid foreclosure by lowering the price to just enough to pay off the loan.
We made an offer for the full asking price and they accepted. We got the house for $25,000 less than the appraised value because we paid just enough to pay off the old mortgage. The sale was finalized on a Tuesday and the foreclosure would have been finalized by Friday that same week if we hadn't bought it.
When buying a foreclosure or pre-foreclosure house, you just have to do the same things you do with any home purchase. Make sure the house is a good value for the amount you are paying, make sure you inspect the house and you know what condition its in, and make sure you have title insurance so that any previous liens against the property don't become your problem. |

Yes, I just make completely certain I know as much about the property as possible. I try to take a look at the inside as well, if at all possible.
Your question makes me think that you have some hesitancy about being in a home that another family got kicked out of. I am not ever worried about retaliation after I purchase the foreclosed property but I do consider that the previous owner may have made the place less than livable on his way out the door. There are always risks involved with a vacant building, like busted pipes, stripped wiring, vandalism, etc.
Since the previous owner is no where to be found and the bank won't tell you a thing, you have to go above and beyond to get the info you need in order to feel good about buying this property. Try talking to the neighbors, the police, the county courthouse and get a good picture on why the owners lost this house. Some times a physical problem with the house is the reason and not just financial (foundation cracking, construction defects, etc) |

I wouldn't have a problem with it. Unless you buy a new construction home, every house has a history. Someone moves away, someone goes into a nursing home, someone makes bad financial decisions and loses their house, there is history there.

NO!!!!!!! Before I would buy any foreclosure I would have it inspected by no less than two inspection companies that I hired. Think about it a minute. The last occupants couldn't paid the mortgage. They had no money. What do you think they let slide as far as maintenance and repairs? Also once they came to the conclusion that they were going to lose the home they might have damaged the house to retaliate against the bank, Ask your self this question. Would you buy a car from a stranger who found it abandon along side of the road? If your set on buying one of these as a primary home please make sure you have enough CASH in reserve to fix a multitude of problems that you'll find. |
