I disagree. I just sold two homes, my rental was through an agent and we got less than we wanted and had to pay commission. Then I just sold my primary property FSBO and I got exactly what I wanted and paid no commission. |

There was a really interesting article in the New York Times last week (Friday) refuting this- a study was done in (I think) Minneapolis showing that for sale by owner got the same price if a city has an active web FSBO system (so the market functions well).
The NAR has a strong interest in convincing you to pony up 6% of the sale price on your $700,000 house... |

I bought my first home through a realtor, sold it using the same and split the 6% with him and have never used them again. It's a scam. They need the comission, you need the savings...who do you think will sell the other out first?

That you had darn well better hire a realtor yourself.
Go read "Freakonomics". Interesting book, and it shows that realtors who sell their own homes get a higher % of list price than their clients get. Why? Because if their client drops their price $5000, they only lose 7% of that (split between 2 agents AND their brokers, so more like 1.5%). If it's their own home, they lose all $5000.
The only thing worse than buying or selling a home with a realtor is buying one without. Tough place to be, as a consumer, but it's my opinion of the reality of the marketplace. |

You know the saying: "Lies, Damn Lies, and Statistics". Well I'm new to the Real Estate Industry, having just got into it last year, but you know what. I'm finding out that I am earning all of my 3% (minus my brokers cut). You can go further and break that down by costs: gas, car, telephone, website, dues, fees, subscriptions, lead websites, gifts for clients, licenses, advertising, marketing, cell phone, computer, internet access... man it adds up. And all so that I can be available to drive half an hour away to a clients house at 9:30 at night to get 3 pieces of paper signed so that they get the house of their dreams. Yeah you may b#tch and moan but there is a reason the whole "Internet" age, that has revolutionized almost every market, has yet to really affect the Real Estate industry. It is hard! Lots of work involved, lots of commitments, lots of demands. And Real Estate is a touch and feel business you can't do it ALL online.
That is just my view on the subject from the outside and the inside of the glass.
However here is great thought to ponder. How many of you home buyers are limiting your searches to FSBO's? That is one reason FSBO (For Sale By Owner) often drop the price, another is they were selling to their brother, or they really didn't know what they could get, or they didn't know when to negotiate stop.
So yes I get great deals for my clients and also get the best price for my clients.

I don't see the bone of contention. Realtors provide a service, and that service essentially entails connecting buyer and seller to complete a transaction.
The home owner sells the home - WIN. The buyer gets a home - WIN. |

Real estate agents can represent buyers or sellers. When they represent the seller they try to get as much for their client as possible. When they represent the buyer they try to get the best (lowest) price possible. |
