Offer a seminar for people considering selling their house in the next few months where you give advice on what changes will make the house more marketable... include a "walk through" of the houses to make specific suggestions and provide contacts for the relevant contractors. It's always tough to know what work to have done that adds value relative to the cost of the work. Hopefully you win the business of the folks you start on the path to market.

I have a friend who is a realtor and she walked through my house a few months before taking it to market for me. Such valuable input it has made me wonder why realtors don't routinely offer this?

Cheaper rates are always attractive. If most realtors charge 5% to sell a home, then offer to charge only 3%. Next, make sure all buyers/sellers out there are aware of you (advertise). That way, the increased number of (cheap) customers you get will offset your lower rate and, as a result, you will still make good income.

You earn my business by providing a high level of service. You provide a high level of service by listening to my needs, providing the information I seek promptly, not showing me houses that you know I dont want, and returning my calls promptly. I hate to wait. I should fell like your only client!

In my opinion, it's very easy for someone with a license to sell real estate, to cut their commission. Don't get caught up in that trap. Focus on what you can do to enjoy what you are doing and make money at the same time. If you think you'll enjoy working with people worrying about how much you are getting paid, then go for it. :)

However, the market has shifted a towards a buyer's market. Commissions are cut because competition has increased but remember, what makes what you have to offer different than someone else who's cutting their commission? What if their fee is less than yours? How low can you go?

Less commission is less attractive to you and the selling agent. That doesn't help with the marketing of the home for sale.

A lot of Buyers think they have to pay commission. Do not give cash back to buyers. They are not even paying commission.

People think all Realtors make a lot of money. The average income for 2005 was about $13,500! I don't have the exact numbers in front of me but in the last 4 years, the average income has been reduced by half (estimate).

Make a list of everyone you know, if you haven't already done so, and ask them for referrals.

Think of more people to add to your list, call them and send them a note.

it has been my experience with several realtors is that from a sellers perspective I want one that will make the calls necessary to get the sales.

I picked a young man as a realtor that called me from a lapsed FSBO listing. This young man sole business was realty he didn't work for anyone buy himself. If he wanted to eat he had to sell properties.

He worked on a schedule where he made calls to realtors one day, he called the neighbors in the area the next, asking them if they knew of someone that might be interested in my house. working in showings between calls.

Find a decent agency to work with.. Don't sell yourself short by going with a lowlife agency. Look at the highest producers in your area and contact their agency, you may pay a premium for office support and advertising by it will likely be well worth the price.

If you are attempting it as a parttime business as an investor I avoid part timers.. I need someone that will do what it takes fulltime. I pay a premium commission for someone that makes the effort. Cheap is as cheap does.

The best advertising is a solid and positive word of mouth. Always do follow ups and try to get past customers to reccomend you. I wouldnt go the online advertising route because as it seems spamming online is hurting that type of business these days.

What is it you do that separates you from the pack? What are you really good at doing for your clients?

My experiences with Realtors that got my business over the years have been positive. Some have offered the following:

1. Were good at organizing the needed repairs, upgrades to make the property more saleable
2. Worked as a team with another broker to provide maximum coverage
3. Honesty and proved it to me by offering a contract to me that was cancellable without notice. No 90 or 180 day minimum
4. Offered a reduced commission (4 vs 6%) if the handled both sides of the transaction
5. Didn't try and buy my liting by giving me a ridiculously high number ( dishonesty).
6. Laid out and advertising and open house campaign in advance.

Definitely the internet.

The NAR put out a study in 2005 saying that the use of the Internet to search for a home has risen from 2% in 1995 to 77% in 2005 and agents with websites has increased 129% over the past 5 years. It also said that In terms of lead generation, only referrals and repeat clients rank above the Internet as the most effective methods of gaining new business.

Unfortunately the real estate industry is a little bit behind in marketing themselves online, so having a website that displays the MLS data with an integrated IDX feed is probably your best bet to beat the competition. Especially since most of the real estate being sold is being done so by the newly established realtors who have mastered online marketing.

But the real kicker is being to display MLS listings on your site and integrate search tools using an IDX feed. IDX Broker is definitely a superior product: http://www.idxbroker.com

Well, for starters realtors ask too many questions when buyers just want to shop and compare for themselves...like on Open House ..realtora are in your face before you get your foot in the door.

You are trained to be annoying....try putting yourself in the buyer's shoes for a change. My opinion is "I'm the buyer, I'll ask the questions whether I am interested or not." Give them break...they know what they want and don't want...and sometimes they just wanna look.
