Bank wont finance condo because it was a flip!?
Got the message after business hours and have been racking my brain since then. Found a great condo, knowing that we were pre-approved we went ahead and put in a bid. Got a call from the lender, apparently the house was bought, improved and the future sale of will be a flip for the seller and for that reason they will not finance UNLESS the property has been on the market for more than 90 days! I'm sure they have their reasons I just have no idea what those reasons would be. Any information would be appreciated and help me get some sleep!
This is standard practice. Your agent should have been able to tell this was a flip before you made your offer, they messed up.

A "flipper" in Baltimore cheated dozens of people by painting over a the problems and then he hit the road. So the 90 day rule was instituted.
An exception has been made to that rule. You can get a loan in less than 90 days if you pay for a 2nd appraisal and pay for a full building inspection for the lender. Switch lenders if the first one won't help you.
