Best neighborhoods/where to live in Kansas?
My DH is a Government contractor and he accepted a position with his company at Fort Leavenworth, Kansas. We need to find a house and I know no one there and don't even know what counties, etc to be looking at. What are some nice areas/counties/neighborhoods within commuting distance to the army base and what schools have the best reputations? Since DH is not active army, but a contractor, it is my understanding we can not live on base or have our children attend post schools. This is our first big move and I have no idea how to research it!

Landlord On The Side
My brother in law is in the army at fort Leavenworth and he lives off base in the city of Lenexa in Johnson County. Most cities in Johnson County are very nice. Shawnee is another suburb to consider just north of Lenexa.

A big question will be how much are you willing to drive?

If you cannot live on base, do not live in Leavenworth. The public schools in Leavenworth are TERRIBLE. You would be much better off living in Kansas City, Lawrence, or Topeka and just commuting. Leavenworth is about 15 minutes from each of these places. You can definitely find great places to live in Kansas City, depending on your income level....such as Overland Park. If Kansas City is out of your price range, I'd definitely look to live in Lawrence. Not only does this house the University of Kansas, but there are several public high schools/ middle schools, and lots of residential areas that are separated from the downtown area. Thus you get a family atmosphere in addition to a city feel. Good luck in your move!

I can help. Leavenworth is the county Fort Leavenworth is located on. Next to Leavenworth is Platt City (Platt County) It will take about 15-20 minutes to get to FL from Platte, okay drive except in winter it can get a little bad. Nice LITTLE town, not much there, it has a nursing school/technical school, close to HWY 29, easy access to KC. St. JOseph is about 45 minutes away. Tonganoxie is about 45 minutes away, atchison is a very ugly old town, great for sight seeing but I have not seen anything nice there, but I have not been all over that area. Leavenworth itself is not that bad but live on the south end. For elementary my son went to Andrews, it's okay. For Intermediate he went to Richard Warren which is a new school really nice and pretty good school for your kids, he is a good boy but he has been hit a few times and called some really ugly names. At the same time he has had less trouble with teachers and has more friends. High school is located down the road from Richard Warren Intermediate. Both RW and the High School are located on 10th Street. If you could live on our around the south end of 10th or 22nd (or 21st) you should do fine. Good areas to walk, jog, go to park, kids walk to school, etc. The southern most part of Leavenworth stops at Eisenhower st. which runs E/W. South of Eisenhower is Lansing, nice area also but only on the West side. The East side is a bit more ghetto with trailers and trash homes. If you come from Lansing (Leavenworth County) you will have to drive through Leavenworth - not a very good idea, roads are bad and in the winter can pose problems due to snow and ice, lots of lights and low speed limits 30 then 40 then 30 then 45, then 20 etc. Would take about 20 minutes from central lansing to get to FL which is the most northern part of Leavenworth.

If your looking to rent try the post housing office, I don't know if they still do it but I got a list of off post homes for rent from them. If your looking for the upper crust area and don't mind paying $1500/month there is a really nice area off both 10th and 22nd (or 21st, i can't remember what number that street is) Just don't live anywhere on or close to 4th, its commercial and ghetto all the way down.

If you find a home for rent by Otto Ruebhausen - RUN, he is my landloard and a real mean guy. Got mad at me and yelled, screamed and told me to shut up because the air conditioner ran out of freon then threatened to take the locks off because they were...um..locked.

Remember; Leavenworth is pretty nice but stay in this area;

North of Eisenhower, Just north of Limit and south to Eisenhower. Stay West of Shrine Park BLVD (all the south west side is good). Around the 10th street area and to the west just East of 10th street is okay in some areas. But West of 10th is better. There are some really nice new homes West of Shrine Park Road and North and South of Muncie. The Intermediate is within walking distance of Muncie and so is the high school, except when it is really cold. These houses you may get for...I'm guessing here...1000-1300/mo. Directly across the street from the intermediate is section 8 so stay away from the apartments directly across the street from the intermediate. To be honest I don't think i have seen any nice apartments here, that I can remember.

We have wal mart, kmart, 2 grocery stores, appelbees, !!! try high noon saloon for your steaks and burgers and a night out with your honey if you like to drink a bit!!! lots of fast food, lots of small stores, downtown stores are kind of old and don't have much but things change quick around here. Sagasu Martial Arts is cool if you like that, my son goes there. Also the Tune shop for music lessons and instruments. There are a few private schools but unless your kids are angels I would not suggest them. check out Legends theater at village west parkway for movies, coffee, shopping, and sometimes they have outside parties around this huge water fountain with lights and neat water shows, lots of nice restraunts. Also, Overland Park has lots of neat stuff, Oak Park Mall is HUGE, the zoo is pretty cool, you have to go to Worlds of Fun, the city market is a fun place if your an early riser. You can wait until later but it gets crowded and parking is limited but you can have a lot of fun with the family AND get your husband to carry groceries for you - fresh fruits, veggies, meats, cheeses, ice cream, ethnic foods, outside grilling, crafts etc. every weekend. http://www.thecitymarket.org/
Union Station has science City which is REAL neat for kids from 3 to about 14, 15. They have a planatarium, and an IMAX theater, traveling exhibits, a fudge factory, gift shop, restruants, and i think train trips but I haven't done that.

There is lots to do in the area if you don't mind a little drive into Kansas City.

Overland Park is about 45 min away
Lawerence is about...i think an hour or more away and the west/Kansas portion of 70 is a toll road. Bonner Springs is nice, but the homes are getting a bit older (remember I only know portions of areas, I have not been on every street). Olathe is still abotu 45 min. away. The schools are NOT terrible, West intermediate is not a good school from what i HEAR. I have never heard anything about the high school other then someone told me his daughter got her jacket stolen, but I don't know anyone who goes to the high school. Check out leavenworth census information for race ratios, crime rates etc. Fort Leavenworth does NOT have a chamber of commerce, Leavenworth might though. If you live some place further then Leavenworth i'm sure you can find much better places but consider gas prices, they are about $3.12 here now. On the Missouri side it is usually about 5-6 cents cheaper.
