Best way to argue with a landlord?
i really want a dog
my parents say no becuase of hair, noise, how no one would take care of him, no space, and a landlord

i thought about this for years, silently searched dogs, and asked a lot fo questions on yahoo. i though an aussie might do.
yur thinking, but aussies need lots of space, time, and money! well i thought of soloutions of that too. so far, over 80% of my search told me aussies do fine in aparments, and we live in a duplex, as long as they have the right exercise. easy. every morning i could walk fro thirty minutes, go to school, then go to a park nearby and throw balls and run around, while doing hw, for hours. then i would come home, eat dinner, and train mentally for the dog. then the hair problem. so far everyone has told me that an aussie's hair is not manigable at all. but a few told me that a daily brushing would do the trick of keeping the hair outside. so when i go to the park, i would brush the dog's hair there. right now my plan tells me that i am definately taking care of him so the no one takes care of him is solve
noise i can discourage from a young age. also they said that if i train the dog to be quite by giving a treat to the dog and saying quiet or something like that the dog would be forced to eat the treat and not bark. soon enough the dog would be quiet on comand.
the last one, and the most difficult one, is the landlord. so i was thinking about sending a mail to him and asking if i could have a dog. i would say reasonably that i would take care of him, he will not chew (using bitter apple sprays) any part of the duplex, he will learn not to bark (using method above), he will be properly taken care of, and hair would stay outside by daily grooming.
good? (i dont really think it is... it needs something)
i really need help with this and if i could convince the landlord i would be able to convince my parents that its fine to get a dog.

It is not fine to get a dog.

The owner of the property does not want animals in his property. While you might be able to get him to cooperate with a pet deposit (about 2k) you are better off moving to somewhere that allows animals.

Personally, as a landlord I would consider this harassment. The contract has been agreed to, it has been signed. Animals should not be an issue and a tenant should NOT use their child to argue with me. I have a professional relationship with the tenant and that should not include my children or theirs.

You should get your parents permission before you approach the landlord at all, this could cause some serious problems.

Are you prepared to pay a very large pet deposit that the landlord may want? He may have a no pet policy. If he lets you have a pet, he is discriminating against everyone else that he didn't allow. That can legally get him in trouble. No matter how many guarantees you give the landlord about the dog not damaging anything, he will not believe you. Pets are VERY damaging, and dog barking annoys other tenants, that is why a lot of landlords have a "no pet" policy. You have probably heard all of this before from your parents, but I just thought I would reinforce it. I am a landlord with a no pet policy in some of my buildings.

Pets are a ton of work, and if a landlord says no pets, they usually mean it. Hold onto your dream until you have your own place that accepts pets.

Unfortunately, if the landlord has a rule against animals he is unlikely to bend it for you. Landlords must apply the same rules to everyone, if they allow an exception for one, they have to allow it for everyone. It is their choice to not allow animals and while you are living there you will have to abide by it. He could evict your family if they let you have a dog against the rules.

I own rental property and when I say no pets, I mean no pets, can you say eviction? Don't waste your time, grow up and own a dog when YOU are paying the bills.

You really need to grow up a bit. Your parents and landlord say NO DOG. Even if the landlord would allow a dog, he may require a hefty pet deposit and monthly pet rent....which I doubt your parents are willing to shell out.

A lesson we all have to learn in life is that we can't always have everything we want. Of course you want a dog. But wanting and getting are two entirely different things. I want a Porsche 911, but I can't have it, and I am 62. I have learned to cope with disappointments in life. The longer it takes you to understand this principle, the longer you will be miserable. Think ahead. When you are independent of your parents you will be able to own as many dogs as you like. But I imagine by the time that happens you will have thought a little more deeply about the consequences and be more interested in other, shall we say more adult, pursuits. Be patient. You will, trust me, understand that the reasons you can't have a dog at this time, are probably very sensible.

While your plan to take care of a dog sounds good on paper it isn't as easy to do all those things in real life. The dog will need to go outside to go to the bathroom while your at school. What are you going to do with the dog when it is bad weather and you can't go to the park. Who is going to care for the dog when your away. Do your parents have the money to pay for the dog license, vet bills and food. You can not train a dog to be quit by feeding them treats that is just going to teach the dog to bark whenever it wants a treat. I think you should just obey the wishes of your parents and landlord and not bother them about getting a dog. If you really want to be around dogs why not volunteer at a local animal shelter they always need help from people who love animals.

You don't & cannot argue with your landlord. If they do not allow pets, then they do not allow pets. PERIOD! There is nothing you can do about it.

LLs have had many problems with irresponsible pet owners, and the damage their pets do. LLs don't hate pets, in general, but they don't really know what kind of animal, what kind of an owner they are getting. Many require an extra damage deposit, sometimes nonrefundable. It sounds like you have given this a lot of thought, which is good. Whether you would carry through is another issue. BUT , what happens when you go off to college? Dogs are fairly long-lived, and you would be dumping your pet on your parents. Not fair to dog or your parents. You need to get it settled with your parents and get their permission to address LL, or put your dream on hold until you're on your own. AND you don't want to ARGUE with LL, you want to PERSUADE LL (remember those persuasive speech exercises?) and ask a favor of them. Remembering all the time, the LL has Absolute right to say NO.
And in the words of the Stones. . . .you can't always get what you want. . . . . . .when you want it

Suggest you get a job or volunteer at a doggie daycare, kennel, vet, where you can work with and get to know a lot of dogs, and get real experience with them.

First, you must convince your parents.
Your landlord will not even here your "case" if you approach him alone because you are not the renter. You are nobody to him. He doesn't even collect a check from you every month.

Convince your parents that having a dog will make you a better person, more responsible. Also, convince them you will take complete care of the dog... write out all the things the dog will need and how you plan to get them (and pay for them).

Then, when your parents are convinced, go to the landlord with them and politely ASK (not argue).

You have no power over the landlord. The only approach here (with your parents speaking for you) is to assuage all of the landlord's fears (barking, dog bite lawsuits, urine/feces stains and smell, etc).
Your only selling point is that you will be grateful and loyal tenants.

I don't know who told you to feed your dog a treat for being quiet, that is just not reasonable or rationale not to mention healthy. Also, what about when you are not around or will there be someone with her 24/7? Dogs have the same problem with obesity as humans, can also have high blood pressure or diabetes - then how would you reward being quiet?

Suppose you have a dog with a frisky personality, each dog has its own unique personality just like humans - some are talkers (bark a lot), some are harder to housebreak and some are aggressive - and even if you retrain them it could take a short time to a long time, since their memories are not shorter than humans.

The landlord can evict your parents if he/she has a firm policy against dogs. If you came with the dog that would be different as you would be "grandfathered" in. The landlord might have made his/her decision based on a past experience or may be allergic to dogs hair, which you won't be able to control.

If you are friendly with the LL ask why they have this policy, from the answer you can build your defense or give up completely. Tea cup dogs are good and easy to have in an apartment, but they also have special health problems because they are so tiny.

You seem like you really want a dog and have done the research. Present your case to the landlord like you did on here. If that doesn't work offer to pay 20 more a month in rent. Good Luck, I think you'll make a great pet owner.
