Have an inspection clause. Give yourself a chance to have a third party inspect the property and let you know of any possible problems.

Have a financing clause where if you are unable to get the funds to close from a lender at an acceptable rate that you would not have to close.

Put in the offer that it is contigent on a inspection and that they must fix anything found in the inspection that need to be fixed. Ask for a 1 year home warranty and also for the seller to pay the closing cost. This is a very standard ...but BE SURE YOU ACTUALLY GET AN INSPECTION. Best $300 dollars spent.

Remember also that it is a buyer's market right now, so make a fairly low offer (less than you are willing to spend).

Hire a reputable inspector...be there with them when they go over the home...Ask lots of questions. If there are any things wrong, please hire a contractor to estimate the costs and go from there...good luck!

Make sure you include something in the contract that the offer is contingent on a home inspection and an appraisal.

Most mortgage companies require the appraisal, but you want an "out" or a way to renegotiate your offer if the property doesn't appraise for over the value you are borrowing, or you will have to come up with the difference at closing, and it could put you upside-down equity-wise if the housing market slumps further.

You will have to pay for the inspection, but it is well worth it--that will also give you some leverage to either come back and offer a lower price (since now you may have to pay for needed maintenance/repairs) or make them fix any deficits found.

You know all the particulars for charges, tax, rates,
You understand this is not an emotional decision.
You have done your homework on the area, schools, facilities, prices that houses go for.
You are not just buying what it looks like.
Does it fit all your needs now, and your future wants.
Are you able to afford it.
Know before you go how much you will pay, and stick to it.
Don't be bullied, by an agent, they are doing this for their living, you are buying somewhere to live.
Take someone you trust with you.
Know your rights, and your commitment when entering an auction
Be sure you want the house.
Do you like the neighbours, and the area.
Know how much you have to spend, on repayments if getting a mortgage.
I trust you have had the house checked for damp, structural integrity, compliance, soundness, etc.

Do not wave your arms and hands around as this can be taken for a bid.

Keep in mind that this is a buyers market. Have the contract state that the offer is contingent on passing a home inspection. If there are things that you want with the house, ie refrigerator, stove, etc., make sure those are in the contract. If the house has ceiling fans or fancy light fixtures, make sure that those are in the contract. I have seen people take down fixtures and put up cheap ones in their place.

Don't go crazy in a down market. You can get more house for the money right now so don't lock yourself into a big price.

If you can get it on your terms then go for it but there's always another house down the block.

You will need to have an easy out if the inspection finds a major defect or if the seller does not want to fix something. You need to get the title insurance and see the survey plat to see what restrictions are on the property. Be sure to do all the checking during the "due dilligence" period - that means the inspection, title search, talking to planning department of your city about pending development in that area and talking to the codes department about any common complaints about houses in that area as well. If the market is tough, you might need to include a clause that sets your price $__ above the highest actual bid - but you can be usurped by someone doing the same clause with a higher number. Also you need a maximum amount on those - you need to know how much you are not willing to pay as well as how much you are. Read the inspection report when it comes back. Ask the neighbors how the house seems to be doing and if they have noticed problems. See if you like the neighbors and if they like you. Ask them about any pending development in the area. Check the neighborhood - if there are a lot of homes for sale, it may indicate a major assessment is coming for utilities or such
