Buy a condo or a house...?
I am 24 and working full-time and going to school part-time. My wife is doing the same. Together we make a decent income. Currently we are renting a apartment and would like to buy either a house or a condo. Eventually we would like to rent it out. Which do you think would be easier to rent out...the condo or the house? We could rent the condo out cheaper, therefore I think it would be easier to go that route, but my wife thinks that people would pay more to live in a house and have their own yard and not be so close to neighbors. Please give me your thoughts. Thanks.

Go with the condo. If the HOA is good, then all the outside maintenance is done for you. I've got an excellent 2/2 villa for sale in Deerfield Beach if you are interested. It is an end one so only a neighbor on one side then thirty feet of grass before the neighbor on the other side. Lake at the back, wide road in front, gated community with security.

Five swimming pools, two clubhouses, gym, etc, etc.

Keep away from those condos in the countryside. If you are in Manhattan condos make sense. If you are in a suburb or even further away from the city get a house with land.

Condo is definitely easier to rent out, but a house doesn't have the HOA fees to have to pay each month, so if you can buy either at the same price, you can rent out the home cheaper since you don't have to pay the HOA fees. Some HOA's have many rules about who you can rent to, etc. so you may have some other items to think about when renting it out.

Also, many people will pay more to live in a house than in a condo. Plus, you'll be able to rent out the house to someone who has pets, if you choose to (make sure you take a pet deposit).

I think it really depends on where you live, the "crowd" that you would even consider as tenants, and how much you are willing to take on as a home owner! If you and your spouse are currently working and going to school, you don't have time to tend to the household chores, like painting, raking leaves, fixing gutters, etc.! Your situation seems to be very solid, but adding a bunch of "honey do's" to the list will tax your ability to continue just as you are!!!!! I would recommend a condo simply because you don't have to take care of the OUTSIDE in most cases. And it will be somewhat easier to rent out when the time comes. I also think it might be better in today's real estate market to sit on a condo for awhile. Again, you only have to pay the maint. fees and not do the work yourself......! Good luck.

Go with a Condo for now. Houses are so much more maintenance. Riht now, you don't have that kind of time.

Well, where I come from. a house is preferred to a condo or apartment. We kinda see condos as large apartments, because of the shared living areas, and you have to share the yard, and everything. I would say a house is the way to go, but in your area, check with a realtor, ask them what rents easier where you are looking. Here, like I said, a house is best. But I know sometimes an area has better rental opportunities for condos.

Myself, we bought our home 3 years ago, when we were 22. Now granted, we don't plan on living here forever, but it is a nice starter home that needed a few updates, but was liveable. For example, we don't have a dishwasher, but plan to remedy that soon. I had to paint, but that's because every wall in the house aside from the kitchen was cream colored. But it was in move in condition, and only cosmetic things needed done. Look around your area to see what you like, and what you want that's in your price range, and do whatever is best for you. I say house, but if you find what you want in a condo and can deal with hearing your neighbors things, sharing your yard, etc, get a condo. But I seriously think a house is the better way to go.

You're wife has the right idea. It maybe a bit more expensive but she is right in being able to command more rent and also when you re sell the property you are more likely to get a faster sale with a better profit.

House.

no lawn to mow. No roof to possibly have the responsibility to repair. You still get home value appreciation and the benefits financially of home ownership. You and your working wife get to live in a great community of other folks in their twenties who are also young and successful. The gym and pool are accessible and included in your condo HOA dues/fees.
There is less headache or financial responsibility when attempting to graduate from your condo into your mansion that you may be able to afford someday.
More people are in the market for condos, so your condo will sell faster by staying on the market less time. so you will be able to sell it in a few years when you are rich and ready for your house that will eventually need a new roof, but you will be able to overcome any emergency expenses that come with house ownership by that time.

Be it condo or house for business purposes , location will dictate how many offers you get for the place and how fast and for how much you could rent it out .If your thinking Condo , you should buy a place near business and commercial location , because you already have a lucrative target market , the expats who pay top dollar for a well located unit for rent or you could rent it out as transient rental , this rent out top dollar too . Advantage for condo , safety , easy maintenance and usually located in a well established area . Disadvantage is smaller unit for start up family or expats only for so much money to pay . and of course the monthly dues and limited parking space

If you chose a house then you should find a location where its easy commute to the business/ commercial place and very good environment for growing family . Houses are hard to maintain , also safety is a concern but bigger than condo for the price you pay , unlimited parking space and no monthly dues but maybe subdivision dues only . Harder to resnt out because its bigger and farther from the commercial areas and very public too. So it depends who is your target market for rental .And how much you can afford to invest .

My thought is you should look at buying a house

Condo..... you have lots of rule, too many rules. condos are also small, you will be limited on the size pet you can have.

House..less rules, yard.

Condo's are nice, but there is the big negative that you hear what's going on next door. I would suggest a condo if it is in a nice area and you don't mind listening to someone's music all day and night. A house, while much more expensive, would be the better choice as it gives alot more freedom, however, it does mean that you have to spend more time sorting out any problems with water, gas etc. Both options are good, it really depends on the area which you would purchase the condo or house. In my opinon a house would be better for the simple fact that it gives you more peace and quite from your neighbours.

THE HOUSE!! I know it is more, but buying a house in itself has to own rewards. As long as you can afford it, then go for it!! I being a home owner and then a renter would choose a house over an apartment any day. Here are some reasons, I am a single mother with two children, they are young, but I have been looking for a house because I would like my own space, I want to be able to have a yard, animals, a place to be able to entertain people. Having a house means larger living rooms, bedrooms, a garage, things that condos and apartments don't have. Just look at the benefits of each, I am sure you will see that the house out weights the condo. I know I would choose a house over a condo and actually when you get it paid off that means just that much more money in your pocket, not to mention you are going to be living in it for awhile and do you want to bring your first child or whatever home to a condo or a house??? I choose the HOUSE!

Theres pros and cons to both.

Pros for a house: rent for more money
Cons for a house: they may not want to do all the work

Pros for a condo : people will take care of the outside work for them
Cons: some people may not want to feel like they are paying rent...my fiance is one of those people, he also doesn't want to live in a condo thats attached to other people. He doesn't like the apartment feel
